Mr. Bongert explained that before this property was annexed,
he built a building on the property to be used by him for
raising redworms. However, this fell through, and it is being
used for storage and for his own fixing of machinery and as his
woodworking shop. He does not take any money for his work.
Mrs. Hintz reminded Mr. Bongert that if he wanted a garage,
in addition to this existing building, he would have to
build an attached garage to his proposed home.
Mr. Bongert stated that his lot was extremely deep, and that
this building would be hardly visible once the house is built.
Mrs. Hintz stated that in this case the only alternative the
property owner would have would be to raze all or part of the
building. They must consider that this building was built
previous to annexation, and was in conformance with the County
Zoning regulations.
Mr. Goldthwaite made a motion to approve this variance request.
Mr. King seconded the motion. Motion carried 4 -0.
III. Appeal of Frank Straveler, owner of 2534 Shorewood Drive
(R -1B Zone) proposes to replace an existing garage with a
larger garage, plus an attached car port. The proposed
garage would be attached to the house and requires a
25' front yard setback, whereas a 0' front yard setback
is proposed. A 0' sideyard setback is proposed from the
south property line, whereas a 7 1/2' sideyard setback
is required. A 2 1/2' sideyard setback is proposed
from the north property line, whereas a 7 1/2' sideyard
setback is required.
Mr. Rosenquist explained that Mr. Straveler was not informed that
he was to be present for the meeting, when his appeal appeared
before the Board on April 21, 1982.
Mr. Straveler explained that all of the garages on this block
are either right on the front property line, or extending over
the line. He would like to raze the existing garage, and
construct a new garage on the old foundation, with the footings
extending out 1' further, to allow for bricking of the structure
to match the home. The car port would hold two cars also, and
would be on styles, which would also be bricked.
Mr. Rosenquist explained that the neighbor to the south had
called to say that she would object to this variance request
only if the southern wall of the car port was to be a solid wall.
Mrs. Hintz made a motion to approve this variance request.
Mr. Goldthwaite seconded the motion. Motion carried 4 -0.
The meeting was adjourned at 4:00 p.m.
