RE: Garage Addition, 1412 Indigo Drive
Dear Mr. & Mrs. Hable,
In conjunction with Flood Homes, the management agency for Patrician Village Mobile Home Park,
you have requested variances for the construction of a new garage attached to the mobile home at the
above referenced address. The submitted site plan and letter indicate that you will need variance
approval for a 12 foot setback to a neighboring mobile home structure and a 2 foot setback to a mobile
home lot line, whereas Section 16- 15(A)(1)(c) of the City of Oshkosh Municipal Code requires a 15 foot
setback to a neighboring mobile home structure and Section 16- 15(A)(1)(d) requires a minimum 5 foot
setback to any mobile home lot line.
Section 16 -18 of the Oshkosh Municipal Code, relating to Mobile Homes and Mobile home parks states:
"The City Manager or his authorized agent, may in appropriate cases and subject to appropriate
conditions and safeguards make special exceptions to the terms of this division in harmony with its
general purpose and intent so that the spirit of this Division shall be maintained, public safety and
welfare secured and substantial justice done."
Considering the placement of the existing mobile home on the site, centered on the mobile home lot, and
that your proposed carport will be an improvement to the aesthetic quality of the park and is designed to
provide a minimum size to serve for parking and needed storage, it would seem reasonable to approve
the requested variances for setback reduction. Considering these facts, your variance request meets the
requirements for approval of variances in Mobile home parks, per section 16 -18 of the City of Oshkosh
Municipal Code. Please contact the City's inspection Services Division (236 -5050) to secure the
required permits.

Dear Mr. & Mrs. Hable:
Attached are four copies of a plan showing the proposed carport you are planning on
building.
As we discussed, the proposal does not meet the 5 -foot side yard and 15 -foot neighboring
structures setbacks as required by the City of Oshkosh. You will need to contact Matt Tucker at
City Planning to request a variance from the setbacks. His number is 236 -5059. You will also
need to contact Nicole Krahn the building inspector to obtain a building permit. Her number is
236 -5036.
If you decide to proceed with the project, you should also fill out our Building Permit
Application, which I have enclosed, and return it to us for review and approval.
