Ballard Rd, Apt. 6 15430 West Capitol Drive Appleton, WI 54911 Brookfield, WI 53005 Houa Thor 1305 Otter Ave. Oshkosh, WI 54901 RE: 945 947 Alpine Ct, Oshkosh, Wisconsin 54901 -2007 Parcel ID #: 15253 90000 Municipal Code Violations Greetings: This is being addressed to both the current property owners of record as well as the mortgagee in light of the fact that the City believes the property has been abandoned for the past several months. Although it appears that no foreclosure action has been commenced, the City requests that the mortgagee take as active of a role as is allowed by law to remedy the issues raised in this communication. The City's Inspections Division has received two general complaints regarding the above property. The first relates to the condition of the exterior, and primarily the yard. The grass and vegetation has not been maintained all summer. I believe that City has cut the tall grass and weeds at least twice. The cost for such maintenance will be placed as a special charge against the property if it is not paid. Given the dwelling's lack of occupancy, we expect that this situation will unfortunately continue. I am enclosing the Correction Notice that has previously been mailed to the property. Also enclosed are two photos providing representative images of the condition of the house. 945 947 Alpine Court August 2, 2010 Page 2 The second complaint deals with the potential neighborhood health hazard resulting from a condition that may exist within the house. We believe that the natural gas to the house was shut off in December 2009. We also believe that the electricity to the house was shut off in February 2010. The lack of electricity renders the dwelling's sump pump(s) inoperable, and increases the chances of standing water in the basement. Standing water within a dwelling can create a hazardous condition both for humans near the dwelling, as well as its structural integrity. The City Inspections Division would like the opportunity to discuss this property with authorized persons. To arrange for an inspection, or for technical questions, please contact Andrew Prickett at (920) 236 -5137. If you have questions about this letter, or legal issues, please contact me at (920) 236 -5115. We look forward to hearing from you and resolving these issues before they result in even more significant problems. Sincerely, CITY OF OSHKOSH David J.
