Conditions Noted on Plan Review
1. The construction must match the conditions indicated in the heat loss calculations. This
would include the interior basement walls having an R -11 insulation value, for the entire area
as indicated.
2. A code compliant thermal break is required for the slab / frost wall separation. A copy
of the allowable options is included for your reference.
3. Loading conditions must match the beam / header calculation provided, and all loads
must properly transfer. A review of the drawings indicates there may actually be point
loads from the 2 floor header that are transferred to the new beam / header. If this is the
case then a calculation showing the point loads is required to properly size the beam.
4. Provide information as to how attic space of addition will be vented. As of this date no
information has been provided as to how this will be accomplished, while maintaining the
required insulation thickness as required by the heat calculations provided.
5. A framing plan is required to be submitted for the deck prior to framing of the deck.
Based on the information provided it would appear that 7 -inch piers would be inadequate for
supporting the deck and sunshade. Piers are required to be sized to transfer all loads properly
without exceeding the soil bearing capacity. If there is a possibility of covering the open roof
structure in the future it would be a good idea to include this in the original calculations and
size the piers accordingly to avoid having to add piers in the future should there be a desire to
cover the sunshade. Please note this area is prone to poor soil conditions and may require
deeper excavation and or oversized footings based on soil conditions.

STANDARD CONDITIONS OF APPROVAL

Please read the following information and sign at the bottom to acknowledge that you have read
and agree to comply with these conditions.
1. All habitable rooms must be provided with 8% light and 3.5% ventilation. Bedrooms
located on the second floor or below ground level must be provided with egress windows
in addition to the light and ventilation requirements. Basement windows are also
required to have window well areas in accordance with ILHR 21.03.
2. Garage spaces shall be separated from the dwelling unit in accordance with ILHR 21.08.
The door and frame assembly between the dwelling unit and an attached garage shall be
labeled by an independent testing agency as having a minimum fire - resistive rating of 20
minutes. All drywall joints are required to be taped /sealed unless the joints are fitted so
that the gap is no more than a dimes thickness ( 1/20 -inch) and backed by solid wood or
drywall with the joints staggered.
3. All penetrations in exterior walls must be sealed prior to the insulation inspection. This
includes holes in the top and bottom plates, gaps around heating ducts, and holes in the
return air spaces.
4. Smoke detectors are required on every floor and within 6' of all bedrooms. The smoke
detectors are required to be hardwired and interconnected.
5. Hydromassage tubs are required to have an access panel to motor. The access panel must
be accessible without removing the finish of the house.
6. All overframing must be designed by the truss manufacturer, according to standards set
by the truss plate institute, or structural calculations must be provided prior to the rough
building inspection.
7. Truss plans must be submitted and approved prior to framing the roof
8. Truss plans including the truss layout must be provided on site at the rough building
inspection. In addition to the truss plans, microlam calculations must be provided on site
at the rough building inspection for all microlams with point loads on them.
9. Calculations must be provided for all cantilevered floors with point loads. Floor trusses
and TJI's must be designed for the cantilevered areas.
10. The property owner and applicant is responsible for compliance with ILHR 21.125
(Erosion Control). When installing access drives, a minimum of 2 " -3" diameter stone is
required in addition to a minimum of 6" depth, 30' -50' length, and 14' -20' width. Erosion
control measures must be maintained until the lawn is established.
11. All storm sewer inlets must be protected with approved erosion control devices. Tracking
(i.e. sediment) must be removed from the street at the end of each workday. Repair any
siltation or erosion damage to adjoining surfaces and drainageways resulting from land
development or disturbing activities.
12. The building placard must be posted on site at all times. Once the rough framing is up
the placard must be posted on the patio door or on a kitchen window. If the placard is not
present at any inspection, stop work orders will be posted. Additional placards can be
obtained through our department if the cards are misplaced.
13. All mechanicals must be roughed in prior to requesting the rough building inspection. If
on the inspection the mechanicals are not roughed in, the inspection will fail and a $100
re- inspection fee will be charged.
14. Attached is a copy of the final inspection checklist. At the final inspection all items on
this list must be completed to avoid the $100 re- inspection fee per inspection.
15. When requesting final inspections please note that a minimum of 2 days notice is needed
from the time the inspection is ready. Furniture is only allowed to be placed in the center
of the garage floor and a minimum of a 3' pathway must be provided around the walls of
the garage. At the final inspection no furniture or personal belongings are allowed in the
house. Appliances such as the stove, refrigerator, washer, and dryer are not to be set in
place due to the electrical inspector needing to look at the power serving the appliances.
A 6' stepladder must be on site at the final inspection to provide access to the attic.
16. The building placard must remain on the patio door or on a kitchen window until
occupancy is approved. Occupancy is not allowed prior to the placard having all of the
final inspection approved stickers on the backside. If occupancy occurs prior to the
inspections being approved daily citations will be issued with no further notice being
given.
17. All site grading must be done in accordance with the approved drainage plan on file in the
public works office, 3rd floor.
