Schneider, Executive VP Raasch Associates, Inc. 400 AMS Court Green Bay, WI 54313 Dear Gary: This letter is to confirm in writing the determination of the Site Plan Review Committee in regard to the recently submitted plans for the new Evco Plastics facility to be constructed in our Aviation Industrial Park here in Oshkosh, Wisconsin. First, let me share with you the praise the Committee had for the design of the building. This structure will be a tremendous addition to this park and our community. The front, side, and rear yard setbacks all appear to comply with our covenants. We would like to point out that with parcels adjacent to residential areas; the setback is a 50' requirement. Obviously you are in compliance; however, we do suggest you indicate your understanding of this setback requirement in the adjacent side yard area versus your notation of the standard 25' requirement. The truck turning radius also appears satisfactory. We do ask that this also be reviewed by the City of Oshkosh's Engineering Department. In addition, we remind you of the fact that the City needs to review the landscape plan, storm water plan, and review the plans for building code compliance. It appears there are no issues of height in reference to airport traffic and requirements. We do suggest that the contractor, McCloud Construction, talk with Airport Director Duncan Henderson prior to beginning construction and share with him the details of your plans. I am sure he will appreciate this information and consideration. There seems to adequate parking for your employees at both the present time and for future expansion. This also is in compliance with our 2/3 ratio of parking stalls per employee on the peak shift. We would like to take this time to remind you of that portion of the covenants which insist that all outdoor storage be fully screened at a minimum height of six feet. To date, we have not seen any plans for signage. At what point you are ready to proceed with these decisions and plans, please just give us a call. We will be happy to expedite the approval necessary in this regard as signage does require our approval as well, prior to applying for the necessary City permits. Advancing the Industrial Development of Oshkosh Since 1960 I believe this covers all the necessary points in our approval process. Let me again state what a thorough, well -done, package you presented to us. It sure made our process much easier, and I am sure the City's as well!
