following agenda.

APPROVAL OF AUGUST 6, 2002 MINUTES
I: CONSENT AGENDA
A: PRIVILEGE IN STREET FOR INSTALLATION OF A MONITORING
WELL
Northern Environmental Technologies, Inc. petitioner for Marathon Gas Station, owner,
requests the Plan Commission to review and approve a privilege in street for the
installation of a monitoring well in the right-of-way in front of 416 Pearl Avenue. The
monitoring well is being placed to determine the extent of contamination from the gas
station located at 203 Jackson Street.

II. CONDITIONAL USE PERMIT: EXPAND A CAR WASH AT 1759 W 9
AVENUE
James H. Lang Properties, petitioner/owner requests the Plan Commission to review and
approve a Conditional Use Permit (CUP) to construct a 19’x 45’ addition on an existing
th
self-service car wash at 1759 W 9 Avenue. The 1.28 acre subject property is zoned C-2
General Commercial District which allows car washes only through CUP. The property
contains a gas station with canopies, and the self-service car wash which is the subject of
this request.
III: CONDITIONAL USE PERMIT/DEVELOPMENT PLAN REVIEW FOR A
MULTIPLE FAMILY DEVELOPMENT ON PARCEL “C” MARION
ROAD/PEARL AVENUE REDEVELOPMENT AREA
Concord 20 LLC, petitioner for the City of Oshkosh, owner, requests the Plan
Commission to review and approve a Conditional Use Permit (CUP) /Develop-ment Plan
review for a proposed multiple family development within the Marion Road/Pearl
Avenue Redevelopment Area on what is designated as Redevelopment Parcel C. The
subject property contains 1.22 + acres and is zoned C-3 PD Central Commercial District
with a Planned Development Overlay. The general area around the subject property can
be characterized by new and existing commercial uses to the west, new multiple family
development to the southeast, a new strip commercial center under construction to the
southwest, and older single and two family dwellings to the north.
IV: REZONING, CONDITIONAL USE PERMIT/ DEVELOPMENT PLAN
REVIEW, LAND DIVISION, 905, 1001, 1007 BAY SHORE DRIVE
Trident Properties, petitioner/owner, requests several actions relative to a proposed
multiple family development on the former DNR site at 905 Bay Shore Drive as well as
actions on the adjacent properties located at 1001 and 1007 Bay Shore Drive. The
petitioners are requesting a Land Division, a Rezoning from R-1 Single Family
Residence District to R-3 PD Multiple Dwelling District with a Planned Development
Overlay District, and a Conditional Use Permit (CUP)/Development Plan Review for the
properties.
