in Room 404 at the Oshkosh City Hall to consider the
following agenda.
ROLL CALL
APPROVAL OF OCTOBER 24, 2001 MEETING MINUTES
515 W BENT AVENUE
I:
Weston Stromme, applicant for the estate of Emma Stromme, is requesting an appeal to
the Zoning Administrator’s determination that the property at 515 W Bent Avenue is not
a legal nonconforming duplex per Section 30-4 of the Oshkosh Municipal Code.
515 W BENT AVENUE
II:
Weston Stromme, applicant for the estate of Emma Stromme, is requesting a variance to
allow for a two-family dwelling on a 50’ x 126.4’ lot, whereas Section 30-35(B)(4)(b) of
the City of Oshkosh Zoning Ordinance allows lots of record with less width and area than
required by District Regulations be used for a single family dwelling. Current standards
require 60’ of width and 7,200 square feet of area for a two- family dwelling. The subject
lot is 6,320 square feet in area.
1408 OREGON STREET
III:
Ron Gartman, owner and applicant, is requesting a variance to provide six parking spaces
for a four unit apartment building, and to allow for an off-street parking area with side
yard setbacks of 3’ and 5’ and a rear yard setback of 10’, whereas Section 30-36(B)(6) of
the City of Oshkosh Zoning Ordinance requires two parking spaces for each unit with 2
or less bedrooms and Section 30-35(B)(1)(c) requires transitional yardage of 19’3” for
side yard setbacks, and Section 30-36(C)(3)(d) requires a 25’ rear yard setback.

IV:
Brian Gabavics, owner and applicant, is requesting a variance to allow a hot tub in the
side yard area, with a 3’6” side yard setback, whereas Section 30-35(B)(2)(f) of the City
of Oshkosh Zoning Ordinance requires recreational equipment be located in the rear yard
area, and provide a 5’ setback to lot lines.
2712 STONEY BEACH STREET
V:
V. Geraldine Young, owner, and John & Julie Nicks, applicants, are requesting a variance
to remodel and expand a nonconforming structure, exceeding 50% of the current total
assessed value of the structure, whereas Section 30-4(B)(1) of the City of Oshkosh
Zoning Ordinance requires alterations, additions, and expansions may not exceed 50% of
the current total assessed value of a nonconforming structure.
VI: 1902 W MURDOCK AVENUE
JMJ of Oshkosh, owner, and City of Oshkosh, applicant, are requesting a variance to
construct a ground sign with a 3’ front yard setback, whereas Section 30-24(B)(3)(c) of
the City of Oshkosh Zoning Ordinance requires a 20’ front yard
.
