The submittal has been CONDITIONALLY APPROVED. The owner, as defined in Chapter 101.01(10), Wisconsin Statutes, is responsible for compliance with all code requirements Key Item(s) / Conditions: • ANSI 303.3 Changes in level greater than 1/2 inch shall be ramped in compliance with Section 405 or 406. Verify that entrance /exits meet accessibility requirements. • IBC 414.2 Control areas. Control areas shall comply with sections 414.2.1 through 414.2.5 and the International Fire Code. Plan sheet G1.1 identifies the control Area A and the materials to be stored in the control area. If there are changes in material and quantities additional plans will be required to be submitted Be aware that the fire department will review for compliance with these limitations at their regular inspections. Non - compliance with this section may result in additional enforcement action being taken. • IFC 703.2 Opening protectives. Opening protectives shall be maintained in an operative condition in accordance with NFPA 80. All fire doors are required to be properly maintained According to fire department records there are a number of existing fire doors that have not been maintained properly and are required to be repaired or replaced to comply with applicable code requirements. • IBC 712.3 Any penetrations of fire rated assemblies are required to be protected with a listed firestopping system that matches the rating of the wall assembly being penetrated. Copies of the firestopping systems are required to be provided at the time of inspection. • IBC 906.1 / IFC 906.3 The maximum travel distance allowed to a fire extinguisher is 75 feet. I:'Inspections \Plan Reviev,12010 \N5- 2934.0310 1402 Mount Vernon St. Bldg Onlvdoc Page 1 of 3 • IBC 1011 Exit signs are required to be installed per this section • IBC 1006.1 Means of egress illumination is required to be installed per this section • IFC 1011.1 Where required. Exits and exit access doors shall be marked by an approved exit sign readily visible from any direction of egress travel. Access to exits shall be marked by readily visible exit signs in cases where the exit or the path of egress travel is not immediately visible to the occupants. Code Notes on Sheet G1.1 indicate that exit signs are not required to be updated in "No Work Areas" — Fire code does require that exit signs be provided and maintained in all areas of the building. • IBC 1210.1 Floors. In other than dwelling units, toilet and bathing room floors shall have a smooth, hard, nonabsorbent surface that extends upward onto the walls at least 6 inches (152 mm). • IFC 901.4 Fire protection systems shall be maintained in accordance with the original installation standards for that system. Required fire protection systems shall be extended, altered, or augmented as necessary to maintain and continue protection whenever the building is altered, remodeled or added to. Alterations to fire protection systems shall be done in accordance with applicable standards. The construction of new walls /ceilings may require sprinkler system modifications Le. passage 117 new ceiling as shown on section 4/A2.1. • Comm 61.30(3) — This approval does not include heating, ventilating or air conditioning. The owner should be reminded that HVAC plans, calculations and appropriate fees are required to be submitted for review and approval prior to installation. The State of Wisconsin, Safety and Buildings division offers a number of worksheets and checklists for Commercial Building Code at http: // commerce. wi. gov /SB /SB- CommBldgPlanRevinfo.html that may assist you in preparing this submittal. Building Designer should coordinate with HVAC designer to avoid problems with clearance to combustibles, dampers etc. The submitted HVAC plans shall match the approved building plans. Building Designer is requested to provide complete set of Plans, Energy Calculations and Building Plan Review Letter to the HVAC Designer to help coordinate review. Note as per Comm 2.10 installation of HVAC without approved plans could result in double fees. • Comm 61.31(4) Revisions to approved plans. All proposed revisions and modifications which involve rules under this code and which are made to construction documents that have previously been granted approval by the department or its authorized representative, shall be submitted to the office that granted the approval. All revisions and modifications to plans shall be approved in writing by the department or its authorized representative prior to the work involved in the revision or modification being carried out. A revision or modification to a plan, drawing or specification shall be signed and sealed in accordance with Comm 61.31(1). SUBMIT: • Comm 61.40 (4) Supervision. Prior to the initial occupancy of a new building or addition and prior to the final occupancy of an alteration of an existing building the supervising professional shall file a compliance statement form SBD - 9720 with this office. Note: Submittal of a compliance statement will be considered as evidence that the supervising professional has properly addressed all items identified in this plan review letter. A copy of the approved plans, specifications, and this letter shall be on -site during construction. If plan index sheets were submitted in lieu of additional full plan sets, a copy of this approval letter and index sheet shall be attached to plans that correspond with the copy on file with the copy on file in this office. All permits are required to be obtained prior to commencement of work. In granting this approval the City of Oshkosh Inspection Services Department reserves the right to require changes or additions should conditions arise making them necessary for code compliance. As per state stats 101.12(2), nothing in this review shall relieve the designer of the responsibility for designing a safe building, structure, or component. The City of Oshkosh does not take responsibility for the design or construction of the reviewed items.
