STANDARD CONDITIONS OF APPROVAL

Please read the following information and sign at the bottom to acknowledge that you have read
and agree to comply with these conditions.
1. All habitable rooms must be provided with 8% light and 3.5% ventilation. Bedrooms
located on the second floor or below ground level must be provided with egress windows
in addition to the light and ventilation requirements. Basement windows are also required
to have window well areas in accordance with COMM 21.03.
2. Garage spaces shall be separated from the dwelling unit in accordance with COMM
21.08. The door and frame assembly between the dwelling unit and an attached garage
shall be labeled by an independent testing agency as having a minimum fire- resistive
rating of 20 minutes. All drywall joints are required to be taped /sealed unless the
joints are fitted so that the gap is no more than a dimes thickness ( 1/20-inch) and
backed by solid wood or drywall with the joints staggered.
3. All penetrations in exterior walls must be sealed prior to the insulation inspection. This
includes holes in the top and bottom plates, slits and holes in electrical boxes, gaps
around heating ducts, and holes in the return air spaces.
4. Smoke detectors are required on every floor and within 6' of all bedrooms. The smoke
detectors are required to be hardwired and interconnected with battery back -up.
5. Hydromassage tubs are required to have an access panel to the motor. The access panel
must be accessible without removing the finish of the house.
6. The truss manufacturer must design all overframing, according to standards set by the
truss plate institute, or structural calculations must be provided prior to the rough building
inspection.
7. Truss plans must be submitted and approved prior to framing the roof.
8. Truss plans including the truss layout must be provided on site at the rough building
inspection. In addition to the truss plans, microlam calculations must be provided on site
at the rough building inspection for all microlams with point loads on them.
9. Column caps are to be designed to ensure adequate beam bearing, provide a positive
connection to the beam without splitting the member, and provide lateral restraint.

10. The property owner and applicant is responsible for compliance with COMM 21.125
(Erosion Control). When installing access drives, a minimum of 2 " -3" diameter stone is
required in addition to a minimum of 6" depth, 30' -50' length, and 14' -20' width. Erosion
control measures must be maintained until the lawn is established.
11. All storm sewer inlets must be protected with approved erosion control devices. Tracking
(i.e. sediment) must be removed from the street at the end of each workday. Repair any
siltation or erosion damage to adjoining surfaces and drainageways resulting from land
development or disturbing activities.
12. The building placard must be posted on site at all times. Once the rough framing is up
the placard must be posted on the patio door or on a kitchen window. If the placard is not
present at any inspection, stop work orders will be posted. Additional placards can be
obtained through our department if the cards are misplaced.
13. All mechanicals must be roughed in prior to requesting the rough building inspection. If
on the inspection the mechanicals are not roughed in, the inspection will fail and a $100
re- inspection fee will be charged.
14. Attached is a copy of the final inspection checklist. At the final inspection all items on
this list must be completed to avoid the $100 re- inspection fee per inspection.
15. Appliances such as the stove, refrigerator, washer, and dryer are not to be set in place due
to the electrical inspector needing to look at the power serving the appliances
16. A 6' stepladder must be on site at the final inspection to provide access to the attic.
17. When requesting final inspections please note that a minimum of 2 days notice is needed
from the time the inspection is ready. At the final inspection no furniture or personal
belongings are allowed in the dwelling. If occupancy is required prior to the completion
of the house the applicant/owner is required to submit an application for a Temporary
Occupancy Permit along with the required fees. A Temporary Occupancy may be
approved provided that all health and safety issues are complete and approved.
18. The building placard must remain on the patio door or on a kitchen window until
occupancy is approved. Occupancy is not allowed prior to the placard having all of the
final inspection approved stickers on the backside. If occupancy occurs prior to the
inspections being approved daily citations will be issued with no further notice being
given.
19. All site grading must be done in accordance with the approved drainage plan on file in the
public works office, 3rd floor.
