Under the current proposal, it would appear that all minimum
setbacks required by the Zoning Code are being met. The site plan
also appears to have met all other underlying standards of the R -3
Multiple Dwelling District not mentioned in this report. With the
appropriate landscaping in place, it would appear that this
development would not create a negative effect on the surrounding
developments.
RECOMMENDATION /CONDITIONS
Staff recommends approval of a Conditional Use Permit for a planned
development final development plan with the condition that a
revised landscape plan, to include but not limited to, berming and
additional planting along the southerly lot line of the
development, be submitted by the owner /petitioner for review and
approval by the Department of Community Development.
