The submittal described above has been reviewed for conformance with applicable Wisconsin Administrative Codes and
Wisconsin Statutes. The submittal has been CONDITIONALLY APPROVED. The owner, as defined in Chapter
101.01(10), Wisconsin Statutes, is responsible for compliance with all code requirements
Key Item(s) / Conditions:
• ANSI 303.3 Changes in level greater than Y2 inch shall be ramped in compliance with Section 405 or 406. Verify
that existing landing and front entrance door being used as part of accessible route meet these requirements.
• ANSI 404.2.5 Two Doors in Series. The space between the doors shall provide a turning space complying with
Section 304. Verify that the required space exists at ent a

• IBC 1106.1 Where parking is provided, accessible parking spaces shall be provided in compliance with Table
1106.1, and Section 1106. Verify compliance with these requirements.
• IBC 1101.2 /ANSI A117.1 -308.2 & 3 — Mechanical system controls shall be located a maximum of 48" above the
finished floor if the floor space allows a forward approach by a wheel chair or if the clear space allows a parallel
approach.
• ANSI A117.1 Fixed Side Wall Grab Bars. A vertical grab bar 18 inches minimum length shall be mounted
with the bottom of the bar located between 39 inches and 41 inches above the floor and with the center line of
the bar located between 39 inches and 41 inches from the rear wall. Details on sheet A300 do not show
compliance with this section. Install grab bars in compliance with this code.
• IBC 1109.3 Sinks. Where sinks are provided, at least 5 percent but not less than one provided in accessible
spaces shall comply with ICC A117.1. The break room sink is required to comply — ICC A117.1. Section
606.of this code requires a maximum rim height of 34 inches.

• IBC 717.2.3 Connections between horizontal and vertical spaces. Fireblocking shall be provided at
interconnections between concealed vertical stud wall or partition spaces and concealed horizontal spaces
created by an assembly of floor joists or trusses, and between concealed vertical and horizontal spaces such as
occur at soffits, drop ceilings, cove ceilings and similar locations. Fire blocking is required to be installed
where wall finish materials are removed.
• IBC 906.1 / IFC 906.3 The maximum travel distance allowed to a fire extinguisher is 75 feet.
• IBC Section 1009 Stairways. All stairways are required to comply with this section. This being a change of use
from a single family house to a commercial office building required compliance with this section. Verify that all
provisions of this section have been complied with.
• IBC 1210.1 Floors. In other than dwelling units, toilet and bathing room floors shall have a smooth, hard,
nonabsorbent surface that extends upward onto the walls at least 6 inches (152 mm).
• IBC 2304.9.5 Fasteners in preservative treated and fire retardant treated wood. Fasteners for preservative
treated and fire- retardant - treated wood shall be of hot dipped zinc- coated galvanized steel, stainless steel, silicon
bronze or copper. The coating weights for zinc- coated fasteners shall be in accordance with ASTM A 153. All
fasteners and connectors /brackets in contact with preservative — treated wood are required to comply with
this code section.
• Comm 61.30(3) — This approval does not include heating, ventilating or air conditioning. The owner should be
reminded that HVAC plans, calculations and appropriate fees are required to be submitted for review and approval
prior to installation. The State of Wisconsin, Safety and Buildings division offers a number of worksheets and
checklists for Commercial Building Code at http: // commerce. wi. gov/ SB /SB ConunBldgPlanRevInfo.html that may
assist you in preparing this submittal. Building Designer should coordinate with HVAC designer to avoid problems
with clearance to combustibles, dampers etc. The submitted HVAC plans shall match the approved building plans.
Building Designer is requested to provide complete set of Plans, Energy Calculations and Building Plan Review
Letter to the HVAC Designer to help coordinate review. Note as per Comm 2.10 installation of HVAC without
approved plans could result in double fees.
• Comm 61.31(4) Revisions to approved plans. All proposed revisions and modifications which involve rules under
this code and which are made to construction documents that have previously been granted approval by the
department or its authorized representative, shall be submitted to the office that granted the approval. All revisions
and modifications to plans shall be approved in writing by the department or its authorized representative prior to the
work involved in the revision or modification being carried out. A revision or modification to a plan, drawing or
specification shall be signed and sealed in accordance with Comm 61.31(1).
SUBMIT:
• IBC 1604.4 Analysis. Any system or method of construction to be used shall be based on a rational analysis in
accordance with well- established principles of mechanics. Such analysis shall result in a system that provides a
complete load path capable of transferring loads from their point of origin to the load - resisting elements. Per
discussion with designer additional structural calculations for beam sizing and load transfer have not been
completed and will be provided prior to this work taking place.
• IBC 1604.4 Analysis. Any system or method of construction to be used shall be based on a rational analysis in
accordance with well - established principles of mechanics. Such analysis shall result in a system that provides a
complete load path capable of transferring loads from their point of origin to the load - resisting elements. Per
discussion with designer additional information and a framing plan for the proposed ramp will be submitted for
review prior to permit being issued for construction of ramp.
• Comm 61.40 (4) Supervision. Prior to the initial occupancy of a new building or addition and prior to the fmal
occupancy of an alteration of an existing building the supervising professional shall file a compliance statement
form SBD - 9720 with this office. Note: Submittal of a compliance statement will be considered as evidence that
the supervising professional has properly addressed all items identified in this plan review letter.
