NOTE: Rezoning of property from M -2 to C -1 required to be approved by Common Council. Meetings to

NOTE: Per page 1.0, the 6'high chain link fence is located in the front yard setback areas on both Beech
Street and Walnut Street. REVISED PLANS SHOW FENCING ALONG BEECH STREET WILL BE
REMOVED. FENCING LOCATED ALONG WALNUT STEET REQUIRED TO BE REMOVED UPON
PHASE II COMPLETION.
NOTE: Submitted plans show existing western -most curb cut on W. Murdock Avenue will be closed as well
as one on Beech Street. However, aerial photo shows an existing second curb cut on W. Murdock Avenue
(approx. 50' from intersection w/ Beech Street) that needs to be closed as well. Plans do not indicate such
action will occur. REVISED PLANS SHOW CLOSURE OF SAID CURB CUT.
NOTE: Primary entrance to facility will be a class II drive accessed from W. Murdock Avenue and
complies with Section 25 -104.1 (i). Secondary entrance to facility will be a class I drive accessed from
Beech Street and complies with Section 25 -104.1 (a -h).
NOTE: Proposed exterior lighting levels exceed permitted 0.50 foot candles standard at property line in
both east and south driveway locations. REVISED PLANS SHOW COMPLIANCE.
NOTE: Submitted plans do not include detailed signage information and thus signage is not part of this
review. No signage shall be installed prior to a signage plan being submitted, reviewed and approved.
