Motion by Hintz to move approval of an 840 sq. ft. detached garage with the condition that appellant not take advantage of the current permitted right under the Ordinance to construct a storage structure on the property. Seconded by Neu. Motion carried 4 -0. Regarding the findings of fact, Mr. Neu stated that the setbacks are met and the structure is about 17 percent of the total rear yard and does not exceed the 30 percent requirement. Also, it does not seem to have an impact on the neighborhood. Ms. Hintz stated that it seems the current Ordinance allows a hardship for large families. II. 345 SARATOGA AVENUE Mr. Lamine explained the applicant is requesting a variance to construct an 880 sq. ft. detached garage; whereas the Ordinance requires that detached garages not exceed 800 sq. ft. in size. Mr. Jeff Gropp stated he has three vehicles and a boat and also has a renter who has a vehicle. Mr. McGee questioned if there were any storage structures? Mr. Gropp replied no, and it would be easier to put vehicles and boat away for the winter. Ms. Hintz stated there were only three spaces for a duplex and this was only one car more than allowed. It is not unusual to find four cars in a duplex. Ms. Hintz inquired with a garage of this size would you need an additional storage structure? Mr. Gropp replied no. Motion by Hintz to move approval of an 880 sq. ft. detached garage with the condition that appellant not take advantage of the current permitted right under the Ordinance to construct a storage structure on the property. Seconded by Neu. Motion carried 4 -0. Regarding the findings of fact, Ms. Hintz stated that this case was the same as the previous item in that the current Ordinance allows a hardship for large families and rental units. III. 522 W. MURDOCK AVENUE Mr. Lamine explained the applicant is requesting a variance to construct a building addition with a 41 ft. side yard setback; whereas the Ordinance requires a 10 ft. minimum side yard setback.
