HomeMy WebLinkAboutLetter (violations) - 08/02/1985 CITY OF G s Gsh WISCONSIN 16-4:01 1 16 August 2, 1985 Mr. Norbert 0 Salzsieder 2890 Wylde Woods Road Oshkosh, WI., 54901 Dear Mr. Salzsieder: On August 2, 1985, I inspected portions of your property known as 327 Saratoga Avenue for General Relief purposes as required by the Oshkosh Welfare Department and due to the fact that I received a petition from the neighbors on July 24, 1985 concerning the exterior condition of the dwelling. During the inspection, I noted the following violations of the Oshkosh Minimum Housing Code which shall be corrected: 327 A Saratoga 1. The toilet is leaking through the floor into the first floor dining room ceiling. This water leak shall be found and repaired to stop further damage to the dining room ceiling. 2. There is a new kitchen sink and countertop installation which has been installed without permits. (Referred to Plumbing Inspector for followup) The trap also leaks, 3. There is a screen missing in the rear bedroom. A screen shall be installed. 327 Saratoga 4. There are various torn or missing screens throughout the living unit. All torn screens shall be repaired and missing screens shall be replaced. 5. There is a new kitchen sink and counter installation which has been installed without permits. (Referred to Plumbing Inspector for followup) 6. There is a new bathroom sink and counter that has been in- stalled without permit. (Referred to Plumbing Inspector for fol- lowup. 7. The rear entry door to the apartment (exterior) has no lock or door knobs. A lockset shall be installed, 8. There is ceiling damage to the dining room where water has leaked through. The basement steps are in poor condition and lack a handrail. The basement steps shall be repaired to a secure condition or replaced and a handrail installed at a height of 32 inches above the nose of the treads. 10. The 60 -amp service has branch cird'uits that are over fused with 30 amp. fuses. 15-amp fusestats shall be installed with adapters. (Referred to Electrical Inspector for followup) 11. The 220 volt receptacle is not properly covered and is also improperly secured. This receptacle shall be covered and secured properly. Exterior 12. The exterior siding on the dwelling is in poor condi- tion with chipped and peeling paint. This condition is not harmonious with the surrounding dwellings resulting in the pe- tition I received. The siding of the dwelling shall be scraped, primed and painted. 13. The West porch and steps to the first floor apartment is in poor condition with deteriorated treads, decking, and rail- ings. This porch shall be repaired or replaced to a secure con- dition and a handrail installed on the steps. The porch shall also be painted to match the dwelling. 14. The left -hand metal hand and guard rail on the North steps is loose. This railing shall be properly secured to the steps. 15. The right -hand garage door is in very poor condition with broken or missing panels. This door shall be properly re- placed or repaired. It will be your responsibility, as owner, to ensure that you or your contractor contact the Code Enforcement Office at 236 5051 to determine whether or not permits will be required to properly correct the noted violations. On August 23, 1985, I will reinspect the property to ascer- tain whether or not progress is being made in the correction of the noted violations. Failure to comply can and will eventually lead to the issuance of citations and legal prosecution. Norbert 0. Salzsieder 327 Saratoga Page Three Inasmuch as there has been a petition drawn up on this property due to its condition, I will pay particular attention to ensureing that the code violations noted in this letter are corrected in an expeditious manner.
