The above referenced site is zoned R-1 Single Family Residence
and contains, as per the Assessor's Blotter, a two family
dwelling.
The existing two family dwelling is classified as a legal
non-confonaing use in that, per your submitted information, the
two family use was established prior to the adoption of the City
Zoning Ordinance in 1965. Consequently, the two family legal non-
conforming use can continue as is. However, please keep in mind,
that any substantial change or improvement to the use/structure
will require that all standards of the underlying R-1 Single
Family Residence District be applied.
