NOTE: This review is only for the proposed trailer storage addition on the southeast side of the existing
facility as shown on submitted plans.
NOTE: Property is located in the Southwest Industrial Park and subject to additional restrictions and
covenants.
NOTE: No change to existing access drives is proposed with this project.
NOTE: The entire subject open trailer storage area must be screened by a solid fence not less than 6' in
height. See Section 30-30 (B)(7) and the Industrial Park Covenants VIII for details. REVISED PLANS
SHOW MODIFICIATION.
NOTE: Landscape plan is not sufficient. Per submitted plans an additional 7,125 s.f. of developed area

REMARKS:
Todd: Trees and shurbs are the same plants we used in 1998. If you want to
change the species etc please advise and I will comply. I would suggest we
plant them in the area Utschig shows as clouded. If you prefer another location
please advise.
I showed the fence 15' away from the paving too allow room for snow plowing and
too prevent semis from backing into the fence. I am suggesting I use the black
dirt when I strip the lot to build ~ the fenced area to the same elevation as the

The Site/Development Plan and Landscape Plan checklists have been developed to assist
applicants in preparing their projects for submission to the City for review. The checklists should
be used when requesting site and development plan approvals or landscaping reviews. The
detailed information requested is necessary to help ensure compliance with the City's Zoning
Ordinance prior to site preparation and development. Complete submissions will help to ensure
prompt review and approval as early as possible.

The site/development plan for the affected property(ies) is to show the existing and proposed
conditions of the lot, including topography, vegetation, drainage, floodplains, wetlands, and
waterways; landscaping and open spaces; walkways; means of ingress and egress; vehicle
circulation, truck turning and maneuvering areas; utility services; structures and buildings;
signage; exterior lighting; berms; buffers; screening devices and surrounding development. The
building elevations should depict construction materials, colors, mechanical equipment location,
and other architectural treatments. The scale of the site plan should be no greater than one inch
equals sixty feet (1:60). Planning Services Division staff may require additional information.
The landscape plan is to show all existing trees and mature vegetation that will be kept and
material that will be removed in addition to proposed planting for the site. The plan is to include
a list of all plant material to be installed, the planting condition, size of plants at planting and
mulch treatment. For further information, please reference the City's Zoning Ordinance for
landscaping requirements.
The following checklists should be used in determining the completeness of your application and
submitted along with your application materials. All boxes should be checked at application
submittal indicating the information has been addressed. If an item from the list is not
applicable or is unknown at the time of application please identify with an N/A next to the item.
Incomplete information may lead to delays in approval or denial of proposed projects.

Full name and contact information of petitioner's architects/landscape designer, or other design
professionals used in the plan preparation
Date of the original plan and all revisions
Location and dimensions of all existing and proposed structures, parking lots, driveways, roads,
underground utilities, right-of--way, sidewalks, ground signs, refuse disposal areas, fences, free-
standing electrical equipment and other utility boxes, and other free-standing structural features as
determined necessary by the Zoning Administrator
Location and contours of all existing and proposed berms with one (1) foot contours including a cross
section detail
