BE IT FURTHER RESOLVED that the following change order is hereby approved and the proper City officials are authorized to execute any and all documents necessary for purposes of same. Eliminated pile foundations at south fagade exterior door stoops. Itwas determined V l 'c - -' '' that this foundation was over - engineered for its purpose and could be downsized. N lcHm.! r. Qi Sr1 JUSTIN1t 02: $5964.96 add. Replaced all brick at north brick piers. As the masonry subcontractor started the restoration of the north brick piers, they discovered the brick was severely damaged from water infiltration, JAMES PLEAD and recommended all brick at these locations be replaced. While removing a wall in the demolition stage, the contractor discovered a series of conduit feeding the Exhibition Hall floorthat was not documented on the original building plans. 06: $2817.50 add. Additional time needed to demo an existing Lobby wall. While removing a wall in the demolition stage, the contractor discovered a wall that was marked metal stud wall on the original plan was actually a masonry wall. VICKI Y €iRSKb 09: $6054.95 add. Spot repairs at roof. Minor roof damage was found that had the potential forfuture HEID1 zarH<)%V leaks. 12: $49,100.89 credit. The project went to tax exempt status and all material purchases (totaling $1,031,127.82) were transferred to an independent organizatioh called Advanced Purchasing, which coordinates all purchase orders with Miron Construction and manages all material storage. T kWA THe kUBALA WASHATkO ARCHITECTS, INC. Change order #2 includes: 11: $35,891.91 add. a. Additional masonry cracks repaired. During the masonry restoration, the subcontractor discovered additional masonry cracks at the exterior ofthe building. b. A drainpipe was redesigned to be rerouted to another stone sewer line in the building. After the contractor opened up a ceiling, it was discovered that a roof drainpipe that was to be rerouted around the new lobby, could not be rerouted in that direction because of a beam in its path. c. All of the thermostat covers replaced. It was discovered that some of the existing room thermostat covers were broken or missing, and all of them looked dated. d. Additional Skywalk HVAC work. After removing the Skywalk ceiling during demolition, it was discovered that the existing duct system would not fit into the new ceiling grid specified. The ductwork and register grilles were resized to fit the new ceiling system. e. Upgrade of door hardware. It was discovered during the building plan review process that the four mezzanine doors needed an upgrade of door hardware to panic hardware. f. Add drywall to South Concourse wall. After consulting with the masonry restoration subcontractor, it was determined that the significant amount of patchwork needed on the south wall of the West Concourse may be hard to conceal. A layer of drywall will be installed to coverthe brick. g. Caulk and apply clear sealer on northeast courtyard screen wall. It was recommended by the masonry restoration subcontractorto add sealer both sides of the existing screen wall to help keep it from further deteriorating from water infiltration. 13: $4248.00 credit. The finish clear coat for the storefront window frames was specified unknowingly as a special order material. The intended finish was a standard in stock product. The frame finish was revised to be the standard finish. 15: $6073.10 add. During the excavation forthe new Lobby foundation atthe northwest corner, contaminated soil was discovered. The soil was tested and a venting system was recommended to resolve the issue. The vent system was integrated into the building. 16: $776.83 add. Relocate existing electrical conduit at Meeting Room 185. After removing the ceiling in the north Meeting Room 185, it was discovered that electrical conduit needed to be relocated higher on the wall, in orderto still be concealed by the new ceiling that will be installed fourfeet higher. 17: $2777.50 add. Metal panel paint upgrade. The interiorand exteriormetal panel soffitswere priced with a standard paint finish, which does not include metallic silver paint as was intended. An upgrade was needed for metallic paint finish. 2 I'M THe kUBALA WASHATkO ARCHITECTS, INC. Potential Future Change Order Costs $41,725 add. Atthis time, some of the items requiring a change order have not been written up formally, so we are listing them here as a placehoider: • Paint heater cabinet at Vestibule 181 ceiling to match new silver metal panel ceiling. The heater cabinet standard colors could not be used because none of them will blend in with the silver metal panel ceiling. Because of this highly visible location, it will be custom painted to blend in with the metal panel. • Relocate electrical conduit at Lobby. While removing the Lobby ceiling in the demolition stage, the contractor discovered a conduit feeding chiller #3 that was not documented on the original building plans. This conduit cuts through the new lobby space, and needs to be relocated around it. • Steel supports at lobby and west clerestory. Afteropening up the walls and ceiling, it was discovered that some additional steel supports were needed to tie in the new structure with the existing. • Additional drywall repair. After removing all existing wall coverings, the visible condition of the existing drywall is poor, and the allowance allocated forthis repairwas too low. • Additional interior room and wayfinding signage is needed that was not part of the original contract. The project is entering a phase where change orders should slow down considerably. Demolition is mostly complete at this time, which means the discovery of unforeseeable issues will be limited. Submittals and shop drawings from subcontractors are also wrapping up, which provides a last check and verification of building components and systems before installation. There may still be unforeseeable issues as the project progresses with the installation of these components, so consulting with Miron Construction, I have added a potential change order cost for miscellaneous items in with the future change order cost listed above.
