Doors to common use area, 50% of bedrooms and at least 1 full bathroom shall be at least 32" wide to provide a 30" net clear opening. Note: Common use areas include the basement and laundry room. 2. With all future plan subittals for this and similar plans, provide framing plans showing: - Tall wall framing for 2 story great room and end wall of garage. - Species, grade, spacing of floor joist (or other materials for floor joists.) - King Beam (what materials, calcs.) for basement. Show it is designed for concentrated loads, especially arched openings at great room - Size of posts in basement and connection detail to beam (saddle?.) - Materials and Size of beam, post and connection detail for rear open porch. Also show ability to carry concentrated load from second floor. - Show second floor system is designed for filled tub in master bath. - Size and materials used for posts for the covered entry and connection details to withstand wind uplift. - How will second floor projecting into garage cavity be framed/supported? - Header materials, sizes, calculations. - Beam materials, sizes, calculations (i.e.over dinette, arched openings @ great room, supporting balcony, etc.) - Truss layout (and plans if available at this time.) - Floor framing details for second floor balcony between head of stairs and bed #3 (beams, joists, hangars) First floor framing details where joists are interrupted by stairs. 3. Provide a section view. 4. Heat loss calculations were not provided. 5. Verify Bedrooms each have an egress window. RO sizes do not provide adequate info. 6. Bonus Room -Verify 8% natural light to qualify as a habitable room (or add more) otherwise re-label as an uninhabitable use (ie attic.) 7. Erosion Control Plans were not provided. Summary A Conditional Approval is granted with missing information given the same building was built recently and many of these items have been addressed in that project. This is not and will not be standard procedure given the infinite manners in which a house maybe framed. Future submittals lacking this amount of framing and other miscellaneous information will be Withheld for more information. Given many of these items were identified during the construction process of 3133 Hayward (same building), these plans should be amended to include the required information. It is the applicant's responsibility to provide complete and thorough plans. CITY OF OSHKOSH STANDARD CONDITIONS OF APPROVAL Project Address '~50 ~ c~c~.~ .fie e C-~' Permit # ! 3a ~ ~ 7 Please read the following information and sign at the bottom to acknowledge that you have read and agree to comply with these conditions. 1. All habitable rooms must be provided with 8% light and 3.5% ventilation. Bedrooms located on the second floor or below ground level must be provided with egress windows in addition to the light and ventilation requirements. Basement windows are also required to have window well areas in accordance with COMM 21.03. 2. Garage spaces shall be separated from the dwelling unit in accordance with COMM 21.08. The door and frame assembly between the dwelling unit and an attached garage shall be labeled by an independent testing_agency as having a minimum fire-resistive rating of 20 minutes. All drywall joints are required to be taped/sealed unless the joints are fitted so that the gap is no more than a dimes thickness (1/20-inch) and backed by solid wood or drywall with the joints staggered. All penetrations in exterior walls must be sealed prior to the insulation inspection. This includes holes in the top and bottom plates, slits and holes in electrical boxes, gaps around heating ducts, and holes in the return air spaces. 4. Smoke detectors are required on every floor and within 6' of all bedrooms. The smoke detectors are required to be hardwired and interconnected with battery back-up. 5. Hydromassage tubs are required to have an access panel to the motor. The access panel must be accessible without removing the finish of the house. 6. The truss manufacturer must design all overframing, according to standards set by the truss plate institute, or structural calculations must be provided prior to the rough building inspection. 7. Truss plans must be submitted and approved prior to framing the roof. 8. Truss plans including the truss layout must be provided on site at the rough building inspection. In addition to the truss plans, microlam calculations must be provided on site at the rough building inspection for all microlams with point loads on them. 9. Column caps are to be designed to ensure adequate beam bearing, provide a positive connection to the beam without splitting the member, and provide lateral restraint. When installing access drives, a minimum of 2"-3" diameter stone is required in addition to a minimum of 6" depth, 30'-50' length, and 14'-20' width. Erosion control measures must be maintained until the lawn is established. 11. All storm sewer inlets must be protected with approved erosion control devices. Tracking (i.e. sediment) must be removed from. the street at the end of each workday.. Repair any siltation or erosion damage to adjoining surfaces and drainageways resulting from land development or disturbing activities. 12. The building placard must be posted on site. at all times. Once the rough framing is up the placard must be posted on the patio door or on a kitchen window. If the placard is not present at any inspection, stop work orders will be posted. Additional placards can be obtained through our department if the cards are misplaced. 13. All mechanicals must be roughed in prior to requesting the rough building inspection. If on the inspection the mechanicals are not roughed in, the inspection will fail and a $100 re-inspection fee will be charged. 14. Attached is a copy of the final inspection checklist. At the final inspection all items on this list must be completed to avoid the $100 re-inspection fee per inspection. 15. Appliances such as the stove, refrigerator, washer, and dryer are not to be set in place due to the electrical inspector needing to look at the power serving the appliances; 16. A 6' stepladder must be on site at the final inspection to provide access to the attic. 17. When requesting final inspections please note that a minimum of 2 days notice is needed from the time the inspection is ready. At the final inspection no furniture or personal belongings are allowed in the dwelling. If occupancy is required prior to the completion of the house the applicant/owner is required to submit an application for a Temporary Occupancy Permit along with the required fees. A Temporary Occupancy maybe approved provided that all health and safety issues are complete and approved. 18. The building placard must remain on the patio door or on a kitchen window until occupancy is approved. Occupancy is not allowed prior to the placard having all of the final inspection approved stickers on the backside. If occupancy occurs prior to the inspections being approved daily citations will be issued with no further notice being given. 19.
