Motion by Roehlig to move approval of a 5 ft. setback along the north side of the property
and a 0 ft. setback along the east property line with the condition that a fence be
maintained to screen the parking lot from the property to the east. Seconded by Schorse.
Motion carried 4-0.
Regarding the findings of fact, Mr. Roehlig stated the variances approved allow some leeway from the Ordinance
but does not create an adverse impact.
Mr. Krueger felt the community is gaining some green space it does not now have.
IX. 2790 KILLARNEY COURT
Dennis Gorges, applicant, James Hall, owner, requests a variance to construct a driveway that will be 35 ft. wide
at the street; whereas Section 30-36(C)(5)(b) requires that driveways be no wider than 24 ft. at the lot line.
Mr. James Hall, 2790 Killarney Ct., indicated the property across the street has a 35 ft. driveway, as well as
several other properties in the area that have driveways wider than permitted. The proposed driveway will
provide a walkway to the house without walking in the dirt and grass. He felt that with a smaller driveway, some
one will be driving over the curb. The proposed structure is a ranch duplex that will fit into the neighborhood,
and a narrower driveway would be a hardship to the owner and occupants.
Mr. Bluemke noted that the Zoning Ordinance regarding driveways was amended in July to require minimum
standards.
Mr. Hall indicated if he had known the Ordinance was going to be changed, he would have obtained the permit
before the change occurred.
Mr. Bob Stauffer, partner/owner of the subdivision, indicated this is the last lot in this subdivision. A wider
driveway will provide easier access to the property. He did not object to the driveway as proposed.
Motion by Roehlig to move approval of the variance as requested with the condition
that there be no access onto Oakwood Road. Seconded by Dahl. Motion carried 4-0.
Regarding the findings of fact, Mr. Roehlig felt it is a reasonable exception due to the design of the building, and
there is less of a chance of problems with backing onto the street.
Mr. Krueger stated there would not be any traffic problems by restricting access onto Oakwood Road.
Mr. Bluemke noted the applicant for item two was at the meeting and did the Board wish to hear his request.
A motion was made and seconded to reconsider item two. Motion carried unanimously by voice vote.
II. 3775 HARVEST DRIVE
Tadd Krueger, applicant owner, requests a variance to construct a 144 square foot utility storage shed whereas
Section 30-17(B)(4)(e)(iii) requires that utility sheds not exceed 100 square feet.
Mr. Tadd Krueger, 3775 Harvest Dr., stated his neighbor had constructed a 10 ft x 10 ft. shed and wished he had
put in a 12 ft. x 12 ft. because the inside dimensions are less and you do not have the room to store items. Mr.
Krueger indicated he had talked to staff about the option of constructing another garage versus the shed, and staff
recommended the shed.
