STANDARD CONDITIONS OF APPROVAL

Please read the following information and sign at the bottom to acknowledge that you have read
and agree to comply with these conditions.
All habitable rooms must be provided with 8% light and 3.5% ventilation. Bedrooms
located on the second floor or below ground level must be provided with egress windows
in addition to the light and ventilation requirements. Basement windows aze also
required to have window well areas in accordance with ILHR 21.03.
2. Garage spaces shall be seperated from the dwelling unit in accordance with ILHR 21.08.
3. All penetrations in exterior walls must be sealed prior to the insulation inspection. This
includes holes in the top and bottom plates, gaps azound heating ducts, and holes in the
return air spaces.
4. Smoke detectors are required on every floor and within 6' of all bedrooms. The smoke
detectors are required to be hazdwired and interconnected.
5. Hydromassage tubs are required to have an access panel to motor. The access panel must
be accessible without removing the finish of the house.
6. All overframing must be designed by the truss manufacturer, according to standazds set
by the truss plate institute, or structural calculations must be provided prior to the rough
building inspection.
7. Truss plans must be submitted and approved prior to framing the roof.
8. Truss plans including the truss layout must be provided on site at the rough building
inspection. In addition to the truss plans, microlam calculations must be provided on site
at the rough building inspection for all microlams with point loads on them.
9. Calculations must be provided for all cantilevered floors with point loads. Floor trusses
and TJI's must be designed for the cantilevered areas.
10. The property owner/applicant is responsible for compliance with ILHR 21.125 (Erosion
Control). When installing access drives, a minimum of 2"-3" diameter stone is required
in addition to a minimum of 6" depth, 30'-50' length, and 14'-20' width. Erosion control
measures must be maintained until the lawn is established.
11. All storm sewer inlets must be protected with approved erosion control devices. Tracking
(i.e. sediment) must be removed from the street at the end of each work day. Repair any
siltation or erosion damage to adjoining surfaces and drainageways resulting from land
development or disturbing activities.

12. The building placard must be posted on site at all times. Once the rough framing is up
the placazd must be posted on the patio door or on a kitchen window. If the placazd is
not present at any inspection, citations will be issued. Additional placards can be
obtained through our department if the cazds are misplaced..
13. All mechanicals must be roughed in prior to requesting the rough building inspection. If
on the inspection the mechanicals aze not roughed in, the inspection will fail and a $25 re-
inspection fee will be chazged.
14. Attached is a copy of the final inspection checklist. At the final inspection all items on
this list must be completed to avoid $25 re-inspection fees per inspection.
15. When requesting final inspections please note that a minimum of 2 days notice is needed
from the time the inspection is ready. Furniture is only allowed to be placed in the center
of the garage floor and a minimum of a 3' pathway must be provided azound the walls of
the gazage. At the final inspection no furniture or personal belongings aze allowed in the
house. Appliances such as the stove, refrigerator, washer, and dryer aze not to be set in
place due to the electrical inspector needing to look at the power serving the appliances.
A 6' step ladder must be on site at the fmal inspection to provide access to the attic.
16. The building placazd must remain on the patio door or on a kitchen window until
occupancy is approved. Occupancy is not allowed prior to the placard having all of the
fmal inspection approved stickers on the backside. If occupancy occurs prior to the
inspections being approved daily citations will be issued with no further notice being
given. .
