We have been in the concrete repair business for over thirty years, and bring a wide range of expertise to each job. We are the only authorized Atlas helical pier installer in the state. Helical piers are the strongest and most practical way to brace bowed/tilting walls. These braces do not connect to your floor joists, which transfer pressure to your wood structure and since they are torqued during installation there is no need to continually torque them every year to keep pressure on them. FINDINGS: According to our investigation, the wall of your basement is bowing in. The affected area is 91 feet along. The area of excavation will extend about 3-4 feet out and down to the footing. This material will be loaded and removed from site. STEP 2: Install helical piers After the wall is excavated, a 21/z" hole will be drilled through the wall at each pier location. Each pier will be hydraulically installed to include a 2 to 1 factor of safety. A 45,000 ft-lb. gear motor will be used to install each pier. There is no other method that can guarantee a factor of safety of 2. Other methods which rely on manually tightening a threaded bar from one plate to another plate placed in the lawn cannot achieve close to the amount of foot pounds the gear motor can achieve. The depth of pier will vary depending on soil conditions. These piers are installed on a downward angle into bearing soil -usually below footings. Other systems that use a predetermined length are not taking into consideration the soil or load conditions. This procedure uses the actual piers to pull the wall back, so once the wall is restored to its most practical recovery, it is locked into position. The cracks are sealed from the outside using a mortar mix or `water plug' (a quick setting concrete). The outside of block walls will be tarred; on poured walls just the area of cracks will be tarred. STEP 4: Anon expansive material (stone) is brought in to fill the excavated area. A geo-fabric will be placed over the stone and the last 2 feet (if applicable) will be filled with top soil. Any ruts caused by work performed will be filled in with top soil. Final landscaping is owner's responsibility. If landscaping settles (expect some settlement), it will be owners responsibility to raise ground to pitch away. DISCLAIMERS & JOB PREPARATIONS The piering process can take place during your normal activities, including remaining in the structure. We specifically exclude any representation of leveling, closing cracks, or restoring the structure back to the original condition. We will only be able to stabilize the structure and attempt to pull it to its original position. In most cases, the wall will be pulled back to its original position; however, we cannot guarantee this will happen. Separations in plumbing, electrical, or Induct work may exist prior to the installation of our piers. There is the possibility that damage to the plumbing, electrical, or duct work may occur as the foundation moves. If damage does occur, we are not responsible for these damages. We shall not be held responsible for damages caused by pre-existing defects. Such defects may include, but are not limited to, insufficient steel or cable reinforcement, insufficient or weak concrete, foundation or footings, or any previous home repairs. During the excavation, we may be required to disturb or remove some vegetation and/or landscaping (lawn). No warranty of any kind is extended to plant/tree survival. After area is backfilled, some settlement of landscaping should be expected. Raiserite is not responsible for raising the area or responsible for water damage as a result of landscaping pitched towards house. ', During the piering process, it is sometimes necessary to excavate the outside of the structure. Raiserite is not responsible for damage caused by rain, flooding, or other acts of God when the excavation is open. It is the property owner's responsibility to make sure that the water drains to sump pump or away from the basement. We are not responsible for water leakage, unless specifically mentioned in Job Costs. Unless wall is specifically waterproofed there is no guarantee extended towards water leakage. I, If the structure is lifted or moved, consequential damage such as cracks in the brick, drywall, stucco, foundation, may form. We shall not be held responsible for such damage. ', All warranties and discounts are null and void if job is not paid in full as described in this bid document. The Quote may be withdrawn by us anytime before acceptance and becomes withdrawn automatically after sixty (60) days or in the event of disruption to the job site altering the repair area. This warranty is VOID if payment is not received as required by bid. A. Sole and Exclusive Purpose The sole and exclusive purpose of the Warranty is to provide free adjustments, repair, or replacement of the installed Pier during the warranty period should the Pier fail to perform as intended within the limitations and exclusions herein stated. B. Failure To Perform j A pier fails to perform as intended when the foundation in the immediate area of the pier settles or moves inward after the installation of the pier. C. Sole and Exclusive Remedy 'I The sole and exclusive remedy that we are obligated to provide for pier failure is limited to repair, replacement, or adjustment of the pier and Raiseltite's labor costs associated with the above. D. Warranty Period ~ 1. For living persons, the warranty extends to the owner of the property at the time work is performed or a Transferee pursuant to II Warranty Transfer described herein than extends to (i) the period of time the person signing the work is living, or (ii) from payment due date, not to exceed a period often (10) years. 2. For non-living entities, including but not limited to corporations, the Warranty is a period often (10) years from the payment due date and extends only to the entity owning the property at the time the installation is performed or a Transferee pursuant to II Warranty Transfer described herein. II. Warranty Transfer Warranty is transferable as many times as needed for a period often (10) years. Anew owner must transfer warranty in writing sixty (60) days of the title transfer of property. III. Exclusion of the Warranty A. Heave -Heave or upward movement of the foundation due to soil expansion is excluded. B. Settlement/movement -Settlement or movement of interior/exterior slabs, foundation, or columns is excluded except in the immediate area of the work as described in section 1.B "Failure to Perform." C. Area of Responsibility -All area outside the immediate area of the installed piers are excluded from this warranty. D. Consequential Damages -This Warranty does not include any repair which is the result of consequential damages, including, but not limited to damages to concrete, brick, mortar, drywall, wallpaper, paint, carpet, rigid materials, landscaping, or furnishings. E. Catastrophic Events -The installation of piers will not prevent damages caused by Slope failure, soil creep, earthquake, flood, seismic movement, explosions, sink holes, tornadoes, acts of war or terrorism, acts of God.
