Project Narrative
Two buildings are proposed to be constructed; each on approximately one
acre of land as part of a 16.8 -acre site, presently zoned R -1 PD. These
buildings are Free Standing Community Based Residential Facilities
{CBRF }.
Each building consists of 22 units with a total occupancy of 25 residents
per building. The buildings each have 3 to 5 full-time staff members on
duty 24 hours a day, 7 days a week. Many of the residents require full -
time supervision and help with their daily activities. The residents do have
visitors, but the visitor traffic is very light.
The site is presently used as crop land with no existing buildings on the
property. A 38 -unit condo project has been approved for this site. If these
two buildings were constructed, the condo project would be reduced to 25
units.
The CBRF is a very pleasing single -story design that fits well with
residential projects. The building is 13,090 square feet, with 13 -car
parking for each building using 8,000 square feet of area. The remainder
of the property is landscaped totaling about one acre of land per building.
The construction will be in two phases, with the easterly building
constructed first and the westerly building constructed a year later.
