Dear Sirs:
On May 20, 1985, I inspected portions of your property known as
203 West Irving Avenue following a complaint concerning minimum hous-
ing code violations therein.
During the inspection, I noted the following violations of the
Oshkosh Minimum Housing Code which shall be corrected:
1. There are no handrails on the front entry steps. Handrails
shall be installed on both sides of the steps at a height of 32 inches
above the nose of the treads.
2. The front entry steps West stringer is deteriorated near the
bottom. This stringer shall be repaired or replaced.
3. The front storm door is missing a pane of glass and screen.
A shatter-proof pane shall be installed or a screen during the warm
weather.
4. There is a broken pane of glass in the first floor apartment
entry door. This pane shall be replaced.
5. There is a broken pane in the Northwest window of the living
room. This pane shall be replaced. (First floor apartment)
6. The door knobs to the basement are not properly attached. The
knobs shall be securely fastened to the lockset.
7. The treads on the basement stairs are in poor condition and
shall be replaced where necessary.
8. The waterheater in the basement is in very poor condition and
shall be replaced. (Permits required) (Referred to Plumbing Inspector)
9. The ceiling tiles in the first floor apartment kitchen are
not securely fastened to the ceiling and coming down. These ceiling
tiles shall be made secure to the surface above.
10. There is a broken pane of glass in the first floor south kit-
chen window and a broken pane in the South kitchen storm window. These
panes shall be replaced.
11. There are ceiling fixture shades missing in the master bedroom

and in the .living room. These shades shall be replaced.
12. There is an area of broken plaster in the childrens room.
This plaster shall be repaired and properly painted.
13. The window screen for the first floor bathroom is in poor
condition and shall be replaced..
14. The cold air return grill in the first floor master bedroom
is missing. This grill shall be replaced.
15. The porch railing spindles are missing or in poor condition.
These spindles shall be repaired, replaced or removed and a new guard
rail installed 36 inches above the decking.
16. The small porch between the dwelling and the garage is in
very poor condition with a large hole in the decking. This porch
shall be repaired and a handrail installed on the steps leading to it.
17. There are no downspmut runoff tubes to drain water away from
the foundation. Runoff tubes shall be installed.
It will be your responsibility, as owner, to ensure that you or
your contractor contact the Code Enforcement Office at 236-5045 to
determine whether or not permits will be required in order to properly
correct the noted violations. If permits-are required, no work shall
be started until correction plans have. been approved by the Code En-
forcement Office and permits issued.
On June 11, 1985, I will reinspect the property to ascertain whe-
ther or not progress is being made in the correction of the noted vio-
lations. If progress has been made, a sufficient amount of time will
be allowed to complete all the violations.
