HomeMy WebLinkAboutI-CPLAN COMMISSION STAFF REPORT MAY 20, 2008 ITEM I: CONSENT AGENDA C: DEDICATE RIGHT-OF-WAY ON THE SOUTH SIDE OF FARMINGTON AVENUE FROM ANDERSON STREET TO 357.35 FEET EAST GENERAL INFORMATION Applicant/Owner: Del Tritt Action Requested: The applicant is requesting the dedication ofright-of--way along the south side of Farmington Avenue east of Anderson Street to 357.35 feet east. Applicable Ordinance Provisions: N/A Property Location and Type/Analysis: The general area is comprised of single-family developments to the west and vacant land to the north, south and east. In April of 2008, the Plan Commission approved a Certified Survey Map on the north side of this section of Farmington Avenue, creating three lots for residential development. The parcel to be dedicated is a remnant piece of Lot 1, C.S.M. l l l 1, left over from the dedication of existing Farmington Avenue. The strip of land is approximately three feet by 357.35 feet, totaling 1,163 square feet. The piece of land is obviously too small to develop, so the applicant/property owner is looking to dispose of the property. The owner offered to sell the strip of land to the owner of 3584 Anderson Street who was not interested in purchasing it. The applicant then approached the City to dedicate the land as right-of way. The Department of Public Works reviewed the proposed dedication and feels the request is reasonable. This dedication will create a 33-foot right-of--way south of the centerline of Farmington Avenue and will match the existing right-of--way west of Anderson Street (currently 33' south of the centerline). The north side of Farmington Avenue will remain with a 30-foot right-of--way for a total right-of--way width of 63 feet. The Subdivision Regulations only require a 60-foot right-of--way for local streets. The Department of Public Works does not have any concerns with the 63-foot right-of--way. RECOMMENDATION/CONDITIONS Staff recommends approval of the right-of--way dedication as requested.
