W HKW H Dear Mr. Schwab:
ON THE WATER
On Sept. 24, 1985, Capt. Robert Vajgrt of the Fire Inspectors Office and
I inspected portions of your property known as 827 John Ave. following
a report that there were more than four unrelated students living in
the 2nd and 3rd floor apartment.
During the inspection we noted the following violations of the Minimum
Housing Code:
1. There are five unrelated males living in the second and third
floor apartment. All five tenants claim they are listed on
the lease. The Minimum Housing Code requires that no one may
rent a living unit to more than four unrelated individuals
unless the dwelling is licensed as a rooming house. No license
~. has been issued for this building. Therefore, the occupancy of
the upper apartment shall be reduced to no more than four unrelated
individuals by Oct. 4, 1985. An alternative to the occupancy
reduction would be to apply for a rooming house license which
would require the building to be brought up to 1985 date codes
for rooming house use.
2. There is some illegal wiring (Romex) and an open junction bor, by
the furnace. This wiring shall be replaced by a licensed electrical
contractor.
3. There are handrails missing on two sets of steps leading to the third
floor. Handrails shall be installed at a height of 32 inches above
the nose of the treads on each set of steps.
4. One of the water heaters has an improperly installed relief valve,
this valve shall be replaced by a licensed plumber.
5. A number of smoke detectors are nonfunctional. All smoke detectors
shall be made to function.
On. Oct. 4, 1985, I will reinspect the property to assure compliance with
item ~~1. On Oct. 15, 1985, I will reinspect the property to ascertain
whether or not progress has been made on the correction of the remaining
violations.
Sincerely,
BRUCE LUEDTKE
Housing Inspector
