It has been brought to our attention by the City of Oshkosh that there aze vehicles illegally
pazking on the property. Vehicles are to be parked in the driveway only-not the setback
of the property or anywhere else. It is also appazent that vehicles are driving on the 826
John Street property to either exit or enter 820 .John Street. This is unacceptable and will
discontinue immediately.
There is garbage being stored in the front of the house. Please refer to the Trash Removal
Agreement you signed. Trash is not to be brought to thezfront the house before 4

We will be monitoring the parking situation and. if there continues to be a problem, we will
be towing vehicles without warning. Any fines brough against GDM INVESTMENTS
for either the parking or the garbage violations will be your responsibility.

LAWN CARE, SNOW REMOVAL & TRASH REMOVAL
Lawn care including leaf raking, grass cutting, and yard clean-up is an on-going responsibility of
each tenant. These items must be done when needed or we will provide the work at a rate of
530.001hour and deduct the charges from your security deposit. Tenants in the lower level of a
duple~c aze responsible for all lawn care. When the lower level is not occupied the tenants in the
upper unit will assume the responsibility.
You are responsible for kQepinQ the sidewalks free of snow and ice. This must be done withi~l 2~
hours after each snow storm. If you do not shovel the sidewalks, the City of Oshkosh will do so
and a minimum charge of X30.00 will be assessed against you. If the property is a duplex and the
lower unit is occupied, the lower unit is responsible for the main sidewalks and the service walk.
The upper unit is responsible for it's service walks and or/steps. The driveway must be shoveled
by those tenants who have cars and are using the drive.
All solid waste must be placed at the curb or alley line for pick up, but not before
4:00 p.m. of the day preceding a regularly scheduled pick up or a previously announced date for
pick-up, Containers for both trash and recyclable materials shall be returned by the persons to the
point of storage within twelve hours after pick-up. Containers must beset out by 7:00 a. m. on
the day of pick-up. ~, charge of ~2~.00 plus a ~ 10.00 administrative fee per occurrence will be
assessed by the City of Oshkosh when they must return to pick-up garbage°set out after the
regularly scheduled collection has occurred. Recyclable materials must be disposed of properly.
You must provide and use clear blue plastic bags for such items. Recycling information will be
sent to your bi-annually. Any costs incurred by Landlord due to tenant's failure to follow
recycling codes will be assessed again; "
