SOLID CORE DWELLING UNIT ENTRANCE/EXIT DOORS & DEAD- BOLT LOCKING DEVICES TENANT SIGNATURE' ~1~~Ti'~.-DATE ~ January 8, 1997 Dear Sir ar Madam, We, the tenants of 819 John Avenue, are filing a format notice of complaint for the pause we are renting from Jeff Wicinsky, of G529 Easley Shore Drive Winneconne WI 54986. He has been repeatedly asked to fin. things that. we believe pose immediate hazards to all of us. The last. time he spoke with us, he called to say he was on his way over to fix some of the things we have requested he repair. He dul not show on that 27th day of October and did not call to say why he didn't dhow. On itat particular day we had called Jeff because we had water and sewage from the upstairs bathroom coming through. the ceiling onto the lower level kitchen stove and refrigerator. The seepage had also begun on the east side of the kitchen ceiling. This is probably due to the fact that the bathroom floor in the upper part of the house is rotted. He has not returned. any coils we have made since them and we have been forced to live in substandard conditions. However,. he has had time to show the house to potential tenants! Both the upstairs and downstairs of the hawse have: an exposed outlet in the kitchen, and the upper has an exposed outlet in the hallway. Exposed wires make this a dangerous situation especially since the exposed outlets are in the kitchen area and used often. The upstairs exposed kitchen outlet has wires show~g and is dkectly above the stove. It is the only outlet in the kitchen and contains the plugs from the refrigerator and stove. There#ore, anytime anything else is plugged in, a fuse is blown and power is lost both upstairs and down. Furthermcne, the refrigerator is not working upstairs and tenants from upstairs are forced to share die lower level refiigerator with the tenants in the laver. Even further, both kitchen stoves have a burner that is not in working order which also poses danger. In the lower level of the house, there are three windows without locks. and three windows. without screens. This also puts us in an unsafe position. The upper 1eve1 of the .house has many window problems as well, such as missing screens, broken storms, am incorrectly shutting windows. What is of most cancxxn to us is the smoke detector situation. There is no .smoke detector in the basenuxzt where there is currently one tenant living. There is a bedrocxn down there in which we would like fA know if a permit was ever smzght to build due to the spotty workmanship, no ventilation, and lack of windows. In addition, there ~ no working smoke detectors in the upper level of the house. it is not the batteries for they have been checked and rechecked. These are our heaviest concerns pertaining to the house.. There are a lot of other complaints we have about the house, but do not pose us any immediate danger. We have tried and tried to numerously contact our landlord, Jeff, but to no avail. He has been very, W say the least, lax in his responsibilities as a landlord. We would like some sort of help in alleviating these problems because what we have been doing up until now has been ineffective and we want something done now. We aze requesting that you come and do an investigation of our house. Our only other alternative is to go see the campus lawyer.
