New York Ave. Oshkosh, WI 54901 Dear Andy, Steve, Christian & Ryan, ~~` ,~F Fi~F cO~~U~~gT~~OZO~~ e O ~F~FO~F ~fF'yT On February 8`'', 2003, I received a letter from the City of Oshkosh Police Department informing me of several lease violations that have occurred at your home. This letter is to serve as a 5-day notice that all of the lease violations must be cured or you must vacate the premises on or before February 24`~ 2003. Lease violation # 1 Underage parties: This is direct violation of line 80 of your lease which states that you will not make or permit use of the premises for any unlawful purposes. Lease violation #2 Drug paraphernalia was found and one or more of you admitted using drugs. This is also in direct violation of line 80 of your lease which states that you will not make or permit use of the premises for any unlawful purposes. Lease Violation # 3 Selling alcohol this is also a direct violation of line 80 which states that you will not make or permit use of the premises for any unlawful purposes. Lease Violation #4 Underage drinking this is also a direct violation of line 80 which states that you will not make or permit use of the premises for any unl~vful purposes. Lease violation #5 More than 4 people living at the residence. Apparently there is a Marshall R Fauslau that has been living at the premises since September of 2002. This is direct violation of line 97 & 98 of your lease which states that you will not permit any quest or invite to reside in the premises for any period exceeding' two weeks without prior written consent of Landlord. This is also a direct violation of city housing codes and the city housing code portion of your lease which states that you will not have more than four people living there. Lease violation #6 You have had barrel beer on premises. This is a direct violation of rule #12 of your rules and regulations which states that you may not have tapped beer on the premises. Lease violation #7 Having more than 8 guests. This is a direct violation of rule #12 of your rules and regulations which states that you may not have more than 8 guests at the premises. Lease violation #8 Basement windows blocked out. This is a direct violation of the city of Oshkosh's fire codes. All of the above listed lease violations must be cured on or before February 24~', 2003 or you must vacate the premises on or before February 24, 2003. Please be aware that if you choose to vacate the premises you are still liable for all the rent due and to become due under the terms of your lease. We will be obligated to attempt to re- rent the premises and you will be liable for lost utilities, damages, rent to become due, re-rental fees', advertising, etc. I will be coming through your home in the beginning of March to make sure that all lease violations have been corrected and I will make periodic inspections to make sure they remain corrected.
