Thoma, owner, Michael Thiel for Serge's A-1 Rentals, Inc., petitioner, n:quests Plan Commission to review and approval of a Conditional Use Permit (CUP) for a M-1 Light Industrial Use in a C-3 Commercial District for property at 1014 Ohio Street. Mr. Smith inquired if it was appropriate to have the storage area fenced in to have a better visual appearance of the site. Mr. Roskom stated that the fence would probably have to be a chain-link type fence with slates and after several years, the slates would deteriorate and start to look shabby. Vice Chairman pro tern Borsuk inquired if additional landscaping would be necessary. Mr. Roskom stated it had crossed his mind, but tearing up asphalt on an existing parking lot for a minimum amount of plantings would look shabby. Michael Thiel, President of Serge's A-1 Rentals, Inc., stated there is equipment on outside display during the day that would be brought inside at the end of the working day. All that would be outside ovemight would be the utility and equipment trailers. Mr. Kinney stated the conditional use permit would indicate what is allowed for ovemight storage of equipment and that no ovemight display of any other equipment would be allowed. Mr. Thiel stated that having pieces of equipment on display is an important factor to his business, but noted on the other hand, they did not want to have the site cluttered with equipment. He stated that occasionally they cannot control customer's return of merchandise. On a rare basis it has occurred that a customer will return a piece of equipment on Sunday and it would be on site ovemight until the store opened on Monday morning. Discussion ensued relative to the issue of displaying equipment during the day in a specific location and it was determined that a condition of approval be applied that would state additional materials beyond utility and equipment trailers may be displayed in the area designated for storage and display on the site plan, but such materials shall not be stored in said area on an ovemight basis. Motion by Viertha/er for approval of the Conditional Use Psrmit for a A+N1 Light Industrial use, outside storage of vehicles, trailers and equipment, in a C-3 Commercial District with the conditions: 1) That nothing be placed within the sight distance triangle. 2) That outside storage be limited to the storage of utility and equipment trailers only, and that such storage be limited to the north side of the building in the area designated .for storage and dfsp/ay on the site plan. 3) Additional materials beyond utility and equipment trailers maybe displayed in the area designated for storage and display on the site plan, but such materials shall not be stored in said area on an overnight basis.
