The submittal has been CONDITIONALLY APPROVED. The owner, as defined in Chapter 141.01(10), Wisconsin Statutes, is responsible for compliance with all code requirements Key Item(s) /Conditions: • IBC 302.1.1 Incidental use areas. Areas that are incidental to the main occupancy shall be separated and protected in accordance with Table 302.1.1 and shall be classified in accordance with the main occupancy of the portion of the building in which the incidental use area is located. Room [B IOIJ appears to be over 100 sq feet an would require 1 hour separation if it is used for storage. Current plans sheet A-1 show it as being office space, however sheet A-2 section 1 still shows this space as being storage. • ANSI 303.4 Changes in level greater than % inch shall be ramped in compliance with Section 405 or 406. Verify that entrance/exits meet accessibility requirements. • IBC 711.3 Any penetrations of fire rated assemblies are required to be protected with a listed firestopping system that matches the rating of the wall assembly being penetrated. Copies of the firestopping systems are required to be provided at the time of inspection. • IBC 714.2.3 Doors in corridors and smoke barriers.. Fire doors shall also meet the requirements for a smoke- and draft-control door assembly tested in accordance with UL 1784 with an artificial bottom seal installed across the full width of the bottom of the door assembly. The air leakage rate of the door assembly shall not exceed 3.0 cfm per square foot (0.01524 m3/slm2) of door opening at 0.10 inch (24.9 Pa) of water for both the ambient temperature and elevated temperature tests. Louvers shall be prohibited. The door schedule included in the plans does not show closers for the added fire doors. All hardware installed on rated doors is required to comply with NFPA 80 requirements for hardware on rated doors. • IBC 906.1 / IFC 906.3 The maximum travel distance allowed to a fire extinguisher is 75 feet. • IBC 413.1 General. High-piled stock or rack storage in any occupancy group shall comply with the International Fire Code. Storage greater than 12 feet in height is considered to be high-piled storage and may required additional fire protection systems. The space on the plans identified as `future tenant-C" is permitted to be used, as storage but will require additional review if used as high piled storage. • IBC 1003.2.11 Means of egress illumination is required to be installed per this section. All paths of egress are required to have adequate emergency lighting to meet the performance requirements of IBC 1003.2.11.3. Existing means of egress emergency lighting is permitted to be maintained in compliance with the code in effect at the time of construction. Any altered path of egress, or new path of egress, and any new emergency lighting being installed is required to comply with current code requirements. • 1004.2.3 Egress through intervening spaces. Egress from a room or space shall not pass through adjoining or intervening rooms or areas, except where such adjoining rooms or areas are accessory to the area served; are not ahigh-hazard occupancy; and provide a discernible path of egress travel to an exit. Egress shall not pass through kitchens, store rooms, closets or spaces used for similar purposes. An exit access shall not pass though a room that can be locked to prevent egress. Means of egress from dwelling units or sleeping areas shall not lead through other sleeping areas, toilet rooms or bathrooms. Current exiting through the "Office" is allowed as long as the door into this area does not have locking hardware installed on it, and the path of egress is kept clear. • IBC 1209.1 Provide toilet room floors with smooth, hard, nonabsorbent surface extending minimum 6 inches up onto walls. • COMM 62.1109 (12) Where counters are provided for sales or distribution of goods or services, at least one of each type provided shall be accessible. Plans do not show any counters or frxtures, if they are installed they are required to comply with applicable code requirements • IBC 2406.2 Glazing in an individual fixed or operable panel adjacent to a door where the nearest exposed edge of the glazing is within a 24 inch arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches above the walking surface is requires safety glazing materials. Verify that windows adjacent to doors meet the above requirements • IBC 2902..1 /Table 2902 Drinking water is required to be provided, no drinking fountain is shown on plans. Provide acceptable drinking water facilities, which may include a bottled water dispenser. • Comm 61.30(3) This review does not include lighting. Comm 63.0001 Prior to installation, lighting plans and calculations shall be prepared in compliance with the code. These plans shall be available upon request. • Comm 61.30(3) / IMC 507.2 This plan review does not include heating, ventilation, or air conditioning. HVAC plans are required to be submitted'and approved prior to installation of HVAC equipment. All proposed revisions and modifications which involve rules under this code and which are made to construction.documents that have previously been granted approval by the department or its authorized representative, shall be submitted to the office that granted the approval. All revisions and modifications to plans shall be approved in writing by the department or its authorized representative prior to the work involved in the revision or modification being carried out. A revision or modification to a plan, drawing or specification shall be signed and sealed in accordance with Comm 61.31(1). SUBMIT: • IBC 1003.2.11 Means of egress illumination is required to be installed per this section. All paths of egress through The Retail Display area are required to have adequate emergency lighting to meet the performance requirements of IBC 1003.2.11.3. Provide complete emergency lighting plan showing compliance with these requirements prior to installation of emergency lighting system. • Comm 61.50 (4) Supervision. Prior to the initial occupancy of an alteration the supervising professional shall file a compliance statement form SBD-9720 with this office. A copy of the approved plans, specifications, and this letter shall be on-site during construction. All pernuts are required to be obtained prior to commencement of work. In granting this approval the City of Oshkosh Inspection Services Department reserves the right to require changes or additions should conditions arise making them necessary for code compliance. As per state stats 101.12(2), nothing in this review shall relieve the designer of the responsibility for designing a safe building, structure, or component.
