1 16-37A (1) The owner of every dwelling shall be responsible for maintaining in a safe, clean
and good condition all communal, shared or public areas of the dwelling and
appurtenant premises. Yards shall be maintained by the owner according to the
provisions of Section 18-69A and 18-79.1B of the Oshkosh property Maintenance
Code.
2 16-35A (6) No owner shall rent to any other person for occupancy or allow any person to
occupy any dwelling unit or premises unless it is safe and clean and complies with all
provisions of the Minimum Housing Code and Section 18-79.1 of the Property
Maintenance Code.
3 16-37A (2) Every occupant of a dwelling or dwelling unit shall maintain in a clean condition
that part of the dwelling, dwelling unit and yard which he/she occupies or controls.
4 16-33A (6) (a) Handrails shall be provided on the open side of the stairs to the rear entrance of
the first floor living unit.
(b) Handrails shall be installed to Code on the basement stairs.
(c) Handrails shall be installed to Code to the front enclosed porch.
5 16-33A (9)a (a) Deadbolt locking devices as defined in Section 16-22 shall be installed on all
living unit doors.
(b) A solid core door with deadbolt locking device shall be installed on the entrance
door to the second floor living unit.
6 16-34A (1) A heat source shall be installed in the bathroom of second floor apartment capable of
maintaining a minimum temperature of 67degrees.

7 16-34A (3) (a) The illegal wiring from the kitchen ceiling light to the vanity light shall be
replaced by a licensed electrician.
(b) A GFI electrical wall receptacle shall be installed in the bathroom by a licensed
electrician.
(c) The missing light fIxture cover in the bathroom shall be replaced.
(d) Additional electrical outlets shall be installed over the kitchen counter.
(e) Both living units shall have immediate access at all times to the electrical
service panels in the basement without passing through another living unit. A lock
shall be installed and keys shall be supplied to occupants.
(t) Lighting shall be installed in the second floor second exit by a licensed
electrician.
8 16-35A (1)c (a) The broken glass in the front door shall be replaced.
(b) The bedroom storm window shall be repaired replaced in second floor unit.
(c) The bedroom primary window shall be replaced or reglazed to a weathertight
condition.
9 16-35A (3) The leaking kitchen faucets of second floor unit shall be repaired.
10 16-35A (7) The basement shall be cleared of combustible material including the lawnmowers and
gas cans.
CORRECTION SCHEDULE
Items # 1, #2 & #3 are informational at this time.
Items #6, #9 & #10 shall be corrected before December 22,1995.
Items #7a, #7c, #7e, #7f, #8a, #8b, #8c before January 12, 1996.
Items #5b, #7b & #7d shall be corrected before March 12, 1996.

Dear Greg:
11-11-95, I requested that you weatherstrip and/or insullate
the attic and door to the attic. Also, I requested that you
weatherstrip the living room windows. The bedroom window
also needs weatherstriping. You stated that you would. I
have repeatedly reminded you through phone calls and a letter,
however, you did not respond. As of now, my bathroom is around
40 degrees or colder.
As of 5-95, you still have not fixed the leaking faucet in
the kitchen. As of 8-95, you did not fix the freezer door.
As of 8-95, you have not fixed the toilet, which is running.
It has been running since and my exorbant water bill should
be covered by you. As of 8-95. you did not put on a dead
bolt on my front door (after my neighbor was beat to a pulp
by her fiancee). All of these were promised to be fixed.
I spoke with Allen Dannhoff of the City of Oshkosh regarding
these matters. He stated that it is a local and state code
violation to have any room at less than 67 degrees. He will
get together with us to set up a time for you to fix the above
mentioned unless you do it within a reasonable amount of time.
I am requesting that you give me a written response as to
when you are going to fix these things. More than one week
is considered unreasonable by my standards as you have alre~dy
taken over 3 weeks. lam sending a copy of this letter to
th~~oUSing inspector, Allen Dannhoff.
