Comments/Conditions
1. NOTE: Property is located in the Northwest Industrial Park and is subject to Industrial Park
Covenants in addition to the Zoning Ordinance.
2. CONDITION: Proposed handicap accessible loading area intrudes into the required side yard
setback (south), which is not permitted. Loading area must be relocated or redesigned so it does
not intrude into setback.
3. CONDITION: Both driveways need to be revised to show flared driveway aprons. Street-style
aprons are not permitted. Both driveways need to be revised to show 30' max width of entrance
and 40' max curb cut (Le. 5' max flare). See Section 25-l04.l(h)(2).
4. CONDITION: Landscape plan NOT approved. Plan does not met Zoning Ordinance
requirements, which are more restrictive than the Industrial Park covenants. Per Zoning Ordinance
requirements a total of 12 trees and 38 shrubs are required for this proposed development.
Applicant must resubmit a plan showing compliance. Additionally, no proposed plantings shall be
located in the 12' wide utility easement located in the front yard.
5. NOTE: Exterior lighting is not included in review, as it is not supplied. No exterior lighting shall
be installed prior to a photometric plan being provided and approved.
6. NOTE: Signage is not included in review. No signage shall be installed until proper permit has
been applied for and approved.
7. CONDITION: Mechanical equipment location(s) not shown on submitted site plan. Any exterior
ground level mechanical equipment placed in the front yard (Le. along Fernau Court) shall be
screened in accordance with Section 30-35 (1)(5).
8. CONDITION: No outdoor storage shown on submitted plans. Therefore, no outdoor storage is
permitted on-site.
