St. Peter's Convent Building
Oshkosh, Winnebago County
A few weeks back r led you to believe that ,,,a did not have to subtnlt plans for
the alteration work proposed on St. Peter's Convent Buildi,ng.vle assumed that
we \;'lere doing nothing structural, not. artectingthe fire rating. and not
aft'ectingthe exiting from the bupd!n~. Also, t>/e were goins from a Chapter 51
building to a Chapter 54 building ,Which ordinarily 'Would be oonsidereda less
restriotive type of oooupancy. .

directions. for e:dting as required noy in Chapter! 54 tmder Ind 54.0:H3), Office
Suite Exiting, The prOblem here is that you are bot going to change the
individual~ooms for the. sake of ecollomy.. You will not have an office suite,
but indIvidual offices, and apparent;y, some of theseoff'loes eould have an
exit problem under the present day cOd;!} in Chai)ter 54..

As a convent in type No. 1 or 1-10. t! buildings. a total area of not more than
1.200 l'$quare feet may be placedbettileen sf) el!:it and t.ne end of t,he building.
This still is true in today-fa code'tor Chapter 511. See !nd 57.0'{(1).
I
The irony here 1,$ that we are dealing with Chapter 51 which ts generally more
restrictive than Chapter 54, but s!nce the Qffioe' l':luite exit requirement.s \'lere
changed in October of 1973, Chapter 5~ is more re~tr1otive than Chapter 51 as
far as the eXiting is concerned. It now appears that we witl have t~ require
the creation of an office suite having a floor area of not more than 1,800 '
square feet fiet area provid~ wlthtwo directiom~! for exittng from the entrance
door' t.othe suite. This ~Quldmean t$ out oomewal1s and doing work which
the Omler did not want to do inLthe 1'1 '. '''place. . The only otheral ternative
would be adding a door at the enGer the.dead end eOl"r1d.or with a $ta1rwa~1 to
ground floor level. This also would r~quire somel remodeling work, which you
are $'l:.tempting; to avoid. < ,
In any event. the remodel~ng work will be way below 25$ of the total area, and
you \4111 not have to meet any of the handioap requirements as stated in'Ind
50.0:3<:3), (ftxoeption 2. Hr.. Reimer, says that th1~!buildlng is definitely over

100,000 cubio feet ~nd that his office cannot approve it since it does not fall
under the 100.00.0 cubic feet limit. As long as this exiting problem 18 the
only problem with the buildi.ng f and as long as there are nO$trootural cma.nges,
I will be willing to grant approval if you will submit four copies of a floor
plan sheet showing t~w you will ~~t the new exIt raqulrements discussed
above. 1: do not think it is necessary to send a complete set of plans and a
fee.. If you would send the tour copies of the plan to. m~f r wo..;'!ld be willing
to approve it"tthout all of the rM ta-pe. Just b~ sure to ~al the drand.t1gs
so that '~re !l'!e~t the Registration Board requirements.
Very truly yours.
