However, if no contact is made by 4/12/06, then a thirty (30) day citation in the amount of $6,525.00 will be issued. Please
k;ontact this office immediately at 236-5137.
Violations must be corrected and approved within 30 days unless otherwise noted. Call for reinspections prior to concealment
and/or occupancy. Upon completing the corrections, the owner/contractor/agent must sign and date at the bottom of this notice
and return it to the Inspection Services Division by the Compliance Date of 7/31/2007 RAZE REQUEST

Problem/Violationof: 17-36A; Failure to maintain buildings on the premises.
Brief history review: An inspection was conducted on April 4, 2006 after receiving a complaint
about the conditions of the exterior of the property. A review of the building exterior revealed
the following areas/items to be repaired as the enclosed photos illustrate:
1. Siding has been started in several areas but remains unfinished.
2. All areas where paint is chipping / peeling need to be scraped and painted or covered
with a weatherproof membrane. Soffit and fascia.
3. The chimney is in poor condition and requires tuck pointing and flashing.
4. Some areas on the house have been taken down to the sheathing/planking and have
been exposed to the elements for years. As a result, decay/deterioration has set in and
those areas should be replaced. Also, interior damage may have occurred as a result
ofthese unfinished areas.
5. The accessory building (shed) needs to be painted or sided.
6. The siding on the garage needs to be completed.
After looking through the property file it was discovered that this property owner has had prior
Correction Notices and a citation issued for exterior conditions ofthe property. Building permits
were obtained for exterior remodeling in but no inspections were requested to verify proper
installation of structural members. Copies of the notices and permits are enclosed.
A Correction Notice was issued for the property on 4/5/06. Mr. Warrick contacted me on
4/11/06 to arrange for a meeting to discuss a plan of action for the required repairs. We met on
4/13/06 at which time I informed Mr. Warrick that he needed to submit a schedule of repairs. A
schedule was submitted with a compliance date of 5/1/07 (see enclosed copy). On 4/27/07 Mr.
Warrick spoke to me at the counter and stated that the expense to repair the building was going to
be too great for him and that he planned to tear down the building by the end of July, 2007. On
7/16/07 I checked the permit package and found that no wrecking permit has been issued for the
property. I sent a letter out the same day stating that the house was supposed to be razed with a
permit by 7/31/07. Mr. Warrick contacted me 7/19/07 to discuss the letter. He stated that there
was no way he could get the house down by 7/31/07 and would need an additional 90 days.
This property has been a blighting influence in the area for years and a continued source of
complaints. City Ordinance and State Statutes state that if a building is old, dilapidated or out of
repair and consequently dangerous, unsafe, unsanitary or otherwise unfit for human habitation and
unreasonable to repair, order the owner ofthe building to raze the building or, if the building can
be made safe by reasonable repairs, order the owner to either make the building safe and sanitary
or to raze the building, at the owner's option. Mr. Warrick has submitted that he intends to raze
the building, however, he has failed to meet any ofthe timetables he has agreed to. Therefore, I
am requesting approval to have this structure located at 105 East Melvin Ave. razed unless all
necessary repairs and are made.

I am writing this letter as a follow up to the conversation that we had on 4/27/07. You
stated that you were rio longer going to repair the house arid intended to sell it and that
the new owner intended to raze the property. This was a change to the schedule of
repairs that you had submitted to this office with a completion date of 5/1/07. To date, no
wrecking permit has been issued and there has been no further contact from' yoti ora new
prospective oWner with this office.
Per our agreement, a wrecking permit is to be obtained and the house is to be razed rio
later than July 31, 2007. If you do not meet this agreed upon deadline, I will have no
other option but to issue you daily citations for noncompliance back to the original issue
date noted on the correction notice.
