Dear Mr. Luedtke:
In response to the Correction Notice dated 05/11/04 and our telephone conversation on Friday,
May 14, 2004, I am submitting the following plan for your review.
Item 3) Replace front stairs, rear stair treads and basement stairs by contractor (to be determined,
TBD) by 06/18/04
Items 4 and 5) Replace doors with fire rated solid core doors and deadbolt locks by contractor
(TBD) by 06/18/04.
Item 6) Add topsoil around foundation to alleviate drainage from the roof causing dampness in
basement by 06/18/04.
Item 7) Add pins to windows to keep open without the use of props by 06/18/04.
Item 8 and 16) Have front porch and outbuilding inspected by the Building Inspector and
proceed with allowable work to shore up porch and outbuilding. Repair or replace deteriorated
portions and paint or side all exposed surfaces. By 07/02/04.
Item 9) Washer and dryer are tenants property, including the combustible dryer vent. Replace or
remove dryer vent. Properly seal water heater vent. By 06/18/04.
Item 10) Replace cover on laundry drain. Was removed by tenant. By 06/18/04.
Item 11) Relocate smoke detector in basement by 05/31/04. I just found out tenant is moving
05/31/04. I was not given appropriate notice and they are not returning my calls to allow me to
set a time to make repairs.
Item 12) Porch light bulb and globe were broken and removed by tenants. Current outlet/light
fixture was added by the tenants. Replace or cover porch light fixture by 06/18/04.
Item 13) Electrical wiring in basement was added by tenant and the addition was never
approved/authorized by me and therefore not wired by a licensed electrician with the appropriate
permits. We only had hookups for a gas dryer. Disconnect and remove the added wiring by
05/31/04.
Item 14) Basement room was added by the tenants and the addition was never
approve/authorized by me. I am now told that the tenant's brother is living in that room and that
is not approved as per our lease agreement. Tenants will remove those belongings and
furnishings by 05/31/04.
Item 15) Chipping concrete on walk will be evaluated and repaired or replaced by 06/18/04.
As I stated in our telephone conversation, the tenants did not make me aware of any of the above
issues. Any issues that they did make me aware of over the past three years, I immediately
remedied
I have been made aware that the tenants are moving out on 05/31/04. I did not receive notice in
the appropriate timeframe. They are not returning my calls. I went to see them Friday and no one
answered the door. I will comply with the correction notice items, but under the circumstances I
ask if you would allow me the above listed completion dates.
