Dear Mr. Loehr:
This letter will confirm that I have been retained by the Roys with regard to fire and water
damage to their residence.
I have reviewed an August 16, 2007 letter from Nicole Krahn from the office of the City of
Oshkosh Building Inspector, along with accompanying orders from the City of Oshkosh
requiring the Roys to raze their home by September 9, 2007. I have reviewed Wisconsin
Statute Section 66.0413{1 )(c) and agree with the City of Oshkosh regarding this matter. As
such, the Rays are going to obtain an estimate to raze the damaged home, and rebuiid the
home pursuant to their replacement value policy. I will send this estimate to you as soon as
possible.
I have had prior experience with fire damaged homes, and have discussed with the Roys the
difficulty in removing smoke damage and water damage (with possible mold/mildew in
cavities) from the home. That is why the State Statute does not allow repair for a home that is
damaged over fifty percent of assessed value. I have also had experience with insurance
companies who have paid a considerable amount of money trying to repair fire damage,
only to have to ultimately tear the repaired home down and rebuild due to the inability to get
out the smoke smell.

My representation is limited at this time to the home. As such, you may deal directly with the
Roys on all other issues, such as personal property, storage, and alternative housing.

Dear Anji,
As requested, I inspected your home lit .1325 Westhavcl1 in Oshkosh, on July 27, 2007 following
a fire that you had late in June, The fire apparently started on the second floor. neM the middle
reur of the house. The fire spread primarily side to side, moving along the back wall.
Roof;
Inspection of the roof trusses and upper fOOt' deck found at least 10 to 12 trusses requirin:g
replacement duc to f11'C damage, Replacement of the trusses will require rcplnccment of t.he roof
deck and roofing, Due to thc urea involved, it is f'ccommcndcd that YOU!' contractor replace the
entire roof; rather {han rcpail'lhe damage within the existing structure.

was not observed dm'jng my inspection. The roof shingles on the lower roof should be replaced,
regardless of whether the lower trusses require replacement.

preventative paint prior to installing new drywall.
