1. NOTE: Property is located in the Universal Business Park (UBP), which has additional restrictions
and covenants.
2. NOTE: Conditional Use Permit approved by Resolution 07-137B.
3. NOTE: Per UBP covenants, two ground signs are permitted on site due to two public street
frontages.
4. CONDITION: Per UBP covenants, the solid bases must be constructed of the materials used on
the visible elevation of the building (i.e. split-faced block veneer). Application states poured
concrete bases to be used, which is NOT permitted.
5. CONDITION: Per UBP Covenants, the south sign must be located a minimum of20' from the side
yard (west) lot line. Submitted site plan shows only 16' and must be relocated.
6. NOTE: Per applicant, sign 1 will be 8' in overall height (4' sign height & 4' base height) and 64
s.f. in overall area (8'x4'x2)
7. NOTE: Per applicant, sign 2 will be 9' in overall height (5' sign height & 4' base height) and 100
