property. They are concerned about its condition and whom it will be sold
to. Mrs. Haveman has expressed an interest in buying the property and

We represent U.S. Bank in a pending foreclosure action, Case # 05-CV-974, of the above-referenced
property. It is our understanding from former tenants of this property that is has been condemned. The
property sold at Sheriff's Sale on May 2, 2006, and I am in the process of preparing the confirmation of sale
documents for filing with the Court. According to the City of Oshkosh website, the property currently has

an assessed value for tax purposes of $92,700.00. That amount is high in comparison to our bid of
$57,710.50, and I am seeking some information about the condition of the property to provide to the Court.
First, can you tell me if, in fact, the property has been condemned? If so, is there some kind of
documentation to that effect that you could fax to me?

My name is Andrew Prickett. I am the property maintenance inspector for the City of Oshkosh. I believe you have
contacted Ken Gresser in the past. Regarding 631 Frederick St., Ken forwarded an e-mail you sent him asking for us to
hold off issuing any further orders on the property. I spoke with Wayne Niemuth from Niemuth Concrete who was sent to
the property to take a look at the foundation. He indicated to me that the foundation was not structurally sound. He was
unable to get inside to take a look around because the lock box combination didn't work. I think it would be in your best
interest to have me and perhaps the electrical, building, and plumbing inspectors take a look at the property. Permits are
required for any work to be done along with appropriate inspections. What I don't want to happen is for you to spend time
and money trying to fix something that might not be fixable. I don't know if you have a copy of the standing Correction
Notice, I can fax one to you if you wish. I would appreciate it if you would get back to me about these issues, I can answer
