I-/-l7 h A-o e 1-/ i tJ wl€~tl(rJr~ k RE: City of Oshkosh citations concerning Brinkman Associates' properties Dear Warren: This letter will confirm our telephone conversation of January 7~ 1998 with respect to the above matter. It is our understanding that this matter will be resolved in the following way: 1. Our clients will have until June 30, 1998 to complete the repairs or replacements to the windows in the Frontenac Apartments and Washington Apartments in accordance with Architect Larson's report, a copy of which I furnished earlier this week. I believe you mentioned that the date was more or less arrived at by allowing at least one week for each unit in those buildings. 2. The prototype unit will be selected and completed for inspection by February 12, 1998. If the prototype unit is satisfactory, the schedule for completion for all repairs or replacements will be in accordance with Paragraph 1. If the prototype does not meet Mr. Dannhoff's approval, we will immediately set up another meeting in your office with the architect, building inspector and our clients in order to discuss the resolution of the problem. 3. The issue of screens for the windows will be resolved as soon as the windows have been resolved. It may be possible to do this by June 30th but I will wait to hear from Architect James Larson in this regard. Mr. Warren Kraft Page Two' January 8, 1998 4. In addition, you have indicated that all other citations would have to be satisfied by June 30, 1998. It appears that the only other citations which are outstanding have to do with (1) a guard rail which has been installed, (2) painting and repairing the exterior of the Frontenac and (3) general citations of "non-compliance with Oshkosh Code in failure to maintain rental property in accordance with Oshkosh Codes." I am not sure what the last citation is about but I assume this is just an omnibus type citation. If there is something specific, please get back to me and I am sure it can be taken care of by the June 30, 1998 deadline. If this involves the one apartment that had roof problems at the Frontenac, tbe roof has been repaired, as well as the ceiling of the apartment and the only problem that we know of with that unit is the same window and screen matter as noted in Paragraphs 1, 2 and 3, above. The completion for the painting for the Frontenac should not be a problem with the extension to June 30, 1998. It is my understanding that you will notify me by Friday of the amount of the citation cost so that this matter can be successfully resolved on January 21, 1998. In the event you have any questions or additions concerning this matter, please call me by January 9, 1998 in view of the' fact that I will be out of town from January 10-17, 1998.
