Attached please find my report on damage and estimate of work that will have to be completed to repair the areas in question. If I can be of additional assistance, please feel free to contact me. LAST, INC 805 NORTH MAIN STREET . OSHKOSH, WISCONSIN 54901 April 6, 1982 REPORT, OF DAMAGE CAUSED BY WIND AT THE FRONTENAC APARTMENTS, OSHKOSH, WI. On April 3, high winds blew over a high chimney on this building. The chimney brick'landed on the roof structure, parapet wall and street below. _ Falling debris damaged the parapet wall, coping and roof structure. _ On Tuesday, April 6, repair work was underway. These observations were made: _ The parapet wall and coping between the northern most chimney and party wall division to the north will have to be dismantled down to the approximate elevation of the roof and reconstructed. Approximately 40 feet of parapet wall is involved. The parapet wall now leans out. Debris pushed the top of the parapet wall causing a horizontal separation at the flashing reglet. _ Roof structure had already been cut away over the one bedroom area east of the damaged chimney when I arrived. The roof structure will have to be framed back in the same manner as originally constructed. 2 by wood joists to match the depth of existing lumber shall be used for repairs. False wood rqof pitch must also be replaced to match the existing slopes and pitches. Th~ area over the existing kitchen must also be inspected by either removing the badly damaged plaster and checking joists from below or removing the false roof area and verify that roof joists are not cracked or splintered. _ Observations of cracked and damaged plaster in the kitchen, living room south of the damaged bedrooll} and bedroom north of the damaged area were observed. The loose plaster will have to be removed and repaired and patched to match the existing wall and ceiling surfaces. Inspection was not made in the apartment below the damaged area. Any loose plaster in that apartment will also have to be removed and patched. The chimney will require a new masonry cap, and possibly an extension from its existing height. It is my recommendation that a Heating-Ventilating engineer verify the draft on the existing stack before it is extended. This chimney may not require an extension, only capping and closing of the exposed masonry. Observations were made of additional work that ~ill be required because of this wind damage: ""~ "1 Report of damage caused by w~nd attheF.r6ntenac Apartments - 2 - - Repair of an existing plumbing vent that was broken off - Rewiring of the damaged area Redecorating, including painting, floor covering, etc. in the damaged apartment and possibly in the apartment below. I did not inspect the heating system, but understand that there were some problems after the wind damage occurred. Again, I would like to suggest that a qualified Heating Engineer check over the system and,verify that no heating mains have been broken in the impact. Respectfully submitted, ronald D. Hansche
