HomeMy WebLinkAboutLetter - 10/17/1995 , , October 17,1995 Mary Remillard 3790 Pau-Ko-Tuk Lane Oshkosh WI 54901 f\lE COPl Dear Ms Remillard: The Chief Building Inspector has researched your building located at 211 High Avenue and finds that it has been a business and three living unit use since 1940. The 1940 Code requires a (2) two hour rated floor assembly between the occupancies and the boiler room. This is more strict that the requirement of the Existing Building Code for a (1) one hour rated floor assembly for which orders were issued on the building in 1985 and again in 1995. Therefore at least a (1) one hour rated floor assembly is required and shall be installed between the occupancies and the boiler room. The grandfather clause does not pertain in this situation. At the time it was built or came into use as a three living unit & business it was required that it met the current Code. This obviously was not enforced by prior inspectors from the City or the State and the responsibility has now fallen into your hands. As we previously discussed there is the option of replacing the boiler with a sealed combustion heating plant and either an electric or sealed combustion waterheater. If these two appliances are older it may be cost effective to go this route as the fire rated floor assembly would not be required and future utility costs would possibly be reduced. The step on the East side will also require replacement to Code to include a platform no lower than seven (7) inches from the threshold of the East door. This is a requirement of the current State Statutes on buildings of this type and use.
