Box 1130 Oshkosh, Wisconsin 54902-1130 City of Oshkosh July 3, 1996 ~ OJHKOJH KENNETHESCHROEDERSR 344 WEST 20TH AVENUE OSHKOSH WI 54901 Dear Mr Schroeder: 211 High Avenue A reinspection was made on July 2, 1996 to assure those violations which were to have been corrected by June 15, 1996 had in fact been completed. The reinspection revealed virtually nothing has been done to bring the building into compliance since out last court action. The following violations were still present at the time of inspection: 1. The East exterior entry steps and broken interior common step treads had not been repaired/replaced to Code. Handrails on the interior steps have been pulled from their mountings. 2. The rear yard had not been fully cleared of debris, brush and weeds along the fenceline to the West. 3. The fire rated furnace room door was again propped open. This door is to remain closed at all times. 4. The rear first floor living unit is occupied. It was vacant during prior inspections. The second floor front living unit which was also vacant during prior inspections had been rented out by you and occupied in the month of June. The tenant vacated when she was informed of the orders on the property. ;:/, ~ 5. Proper deadbolt locks have not been installed on the two upper apartments and none have been installed on the lower rear living unit's back door: The locks used on second floor were keyed on both sides with is hazardous for occupants and not acceptable by this office or the fire department. 6. There are no permits on file for the installation of additional electrical receptacles in the first floor living unit. If the work was legally done a permit would have been taken out. 7. The living unit doors on the lower rear apartment have not been replaced as ordered with fire-rated doors. Those installed on the second floor have been improperly installed with gaps along the edges where flames could entry the living units. 8. The POSTED placards have been removed from the front door without authorization from this office. You are hereby ordered to appear in court on Auguat 21, 1996.in Room 194 of the Safety Building. Prior citations for the same violations were issued and court action pursued on two separate occasions. Most of these citations were dismissed with your written and verbal assurances the violations would be corrected. There will be no dismissal of any citations issued to you from the date of this letter. Sincerely, Bruce Luedtke Housing Inspector
