All habitable rooms must be provided with 8% light and 3.5% ventilation. Bedrooms
located on the second floor or below ground level must be provided with egress windows
in addition to the light and ventilation requirements. Basement windows are also required
to have window well areas in accordance with COMM 21.03.
Garage spaces shall be seParated fromth~ :dwelling unit in accordance with COMM
21.08. The door and frame assembly between the dwelling unit and an attached garage
shall l?e labeled by an independent testing agency as having a minimum fIre-resistive
rating of20 minutes. All drywall joints are required to be taped/sealed unless the
joints are fitted so that the gap is no more than a dimes thIckness ( 1/20-inch) and
backed by solid wood or drywall with the joints staggered.

Truss plans inc1udingthe truss layout must be provided on site at the rough building
inspection. In addition to the truss plans, microlam calculations must be provided on site
at the rough building inspection for all micro lams with point loads on them.
Column caps are to be designed to ensure adequate beanibeanng, provide a positive
connection to the beam without splitting the member, and provide lateral restraint.
The property owner and applicant is responsible for compliance withC()MM21.125
(Erosion Control). When installing access drives, a minimum of2":"3" diameter stone is
required in addition to a mlnimum of6" depth, 30'-50' length, and 14'-20' width. Erosion
control measures mustbe maintained until the lawn is established.

The building placard must be posted on site at all times. . Once the rough framing is up
the placard must be posted on the patio door or on a kitchen window. lfthe placard is not
present at any inspection, stop work orders will be posted. Additionalplacards can be
()btainedthrough our department if the cards are misplaced.
Ail mechanicals must be roughed in prior to requesting the rough building inspection. If
oh the inspection the mechanicals are not roughed in, the inspection will fail and a $100
,ie-inspection fee will be charged.
Attached is a copy of the final inspection checklist. At the final inspection all items on
this listmust be completed to avoid the $100 re-inspection fee per inspection.
15. Appliances such as the stove, refrigerator, wa~her, and dryer are not to be set in place due
to the electrical insp~ctor needing to look at the power serving the appliances;
A 6' stepladder must be on site at the final inspection to provide access to the attic.
When requesting final inspections please note that a minimum of 2 days notice is needed
from the time the inspection is ready. At the [mal inspection no furniture or personal
belongings are allowed in the dwelling. 'lfoccupancy is required pri()rto 'the completion
oftheho~se the applicant/owner is required to submit an application for a Temporary
Occupancy Permit along with the required fees. A Temporary Occupancy may be
approved provided that all health and safety issues are complete and approved.
