A GENERAL ORDINANCE OF THE CITY OF OSHKOSH AMENDING SECTION 30-16
(B) OF THE OSHKOSH MUNICIPAL CODE PERTAINING TO ZONING DISTRICTS.
The Common Council of the City of Oshkosh do ordain as follows:
SECTION 1. That Section 30-16(B) of the Oshkosh Municipal Code pertaining to
Zoning Districts and the map therein described is hereby amended by changing the
district character of the following described properties from R-4 Multiple Family and C-2
General Commercial to C-2 General Commercial with a Planned Development Overlay
and Hwy. 41 Corridor Overlay.
(as described in the attached "Exhibit A")
SECTION 2. This Ordinance shall be in full force and effect from and after its
passage and publication.

350 N Koeller St.: That part of Lot 1 lying S of Lombard Ave. as now located; excluding
that part for street purposes, Sperbeck Plat, 16th Ward, City of Oshkosh, Winnebago
County, Wisconsin, plus public right-of-way abutting said lot extending to the centerlines
of N. Koeller St., Sullivan St. and Lombard Avenue.
310-316 N Koeller St.: The S 165 ft. of the NW % of the NW %, Section 22, T18N,
R16E, lying E of N. Koeller St. as now located and W of Sullivan St., 16th Ward, City of
Oshkosh, Winnebago County, Wisconsin, plus public right-of-way abutting said lot
extending to the centerlines of N. Koeller St. and Sullivan Street.
Portion of 1807 Southland Ave.: A part of the Southwest 1/4 of the Northeast 1/4,
Section 22, T18N, R16E, 16th Ward, City of Oshkosh, Winnebago County, Wisconsin
and being more particularly described as follows: Commencing at the intersection of the
South right-of-way line of Lombard Avenue and the Easterly right-of-way line of North
Koeller St.; thence South 450-33'18" West along said Easterly right-of-way line, 12.72
feet; thence South 000-25'-13" West along said Easterly right-of-way line, 165.09 feet;
thence South 000-'42-24" West along said Easterly right-of-way line, 110.89 feet to the
North line of the South 1/2 of said Northwest 1/4 and to the point of beginning; thence
continuing South 000-42'-24" West along said Easterly right-of-way line, 58.50 feet;
thence South 890-16'-06" East along a I ine that is 58.50 feet Southerly and parallel to
said North line of the South 1/2 of the Northwest 1/4, 195.56 feet; thence North 000-43'-
54" East, 15.00 feet; thence South 890-16'-06" East, 78.99 feet to the Westerly right-of-
way line of Sullivan Street; thence North 000-05'-29" East along said Westerly right-of-
way line, 43.50 feet to said North line of the South 1/2 of the Northwest 1/4; thence
North 890-16'-06" West along said North line of the South 1/2 of the Northwest 1/4,
274.07 feet to the point of beginning, plus public right-of-way abutting said lot extending
