This letter is contirmingour conversation in this oftice.
on May 19, 1972 following an inspection by Mr. Carl Welk.
Assistant Building Inspector and. you.
The above property is zoned 0..4$ Central Business tlistrict.
An Engraving Establishment is an allowed use in the C-4 Central
Business District.
The inspection indicated that the partitions to be re-
moved are not structural in nature and would not create a
structural problem.
A door rated for I-hour fire .re818t11'e construction
must be provided at the boiler room. Said door must be
self-closing and all holes in the wall patched with material
approved for one-hour construction. .
The gas hot water heater is required to be enolosed 1n
a one hour fire resistive enclosure.
The ;OOft wide door in the rear of the building is
narrower than the 3'4" exit door required.. An illuminated
exit sign is not over the rear door as required by the State
Building Code..
Otherwise, it appears that tals buIlding; oomplies w 1. th the
requirement o~ the Building Code.

Addendum to Offer to Purchase
~ (1) This Offer and the obligations of the Buyer specified
herein are subject to said premises and all improvements thereon
being incompliance with all building restrictions, building
codes, and zoning code requirements which are applicable thereto.

It is understood that Buyer intends to utilize said
printing plant and related purposes, and this Offer to Purchase
is conditioned upon said property being free from any and all
zoning requirements and building restrictions, which would
prohibit such use of said premises.
(3) At the time of closing, all heating, electrical and gas
fixtures, and any equipment and appli~ances, included in the
premises shall be in good and proper operation and condition and
working order.
(4) It is understood that there are no easements in existence
pertaining to the premises with the exception of such underground
utilitiy easements which may exist at or near property boundaries.
(5) This Offer and the purchase herein provided for is

subject to City of Oshkosh building inspection sales survey, and
Seller agrees to perform any acts specified in such survey as
necessary to have the premises comply with building code require-
ments.

(6) At or before the closing, Seller shall furnish to Buyer
the names and addresses of all current renters of parking spaces
on the premises.
(7) It is understood that the rights of Buyer hereunder may
be assigned by Buyer to Robert Felland, John Selix and Jay Selix,
or anyone or more of them, with or without recourse by Seller
against Buyer at Seller's option.
