All habitable rooms must be provided with 8% light and 3.5% ventilation. Bedrooms
located on the second floor or below ground level must be provided with egress windows
in addition to the light arid veritilation requirements. Basement windows are also required
to have window well areas in accord~ce with COMM 21.03.
Garage spaces shall be separated from the dwelling unit in accordance with COMM
21.08. Thedoor and frame assembly between the dwelling unit and an attached garage
shall be labeled by an independent testing agency as having a minimum fire-resistive
rating of 20 rmnutes.AlI drywall joints are required tobe taped/sealed unless the
joints are fitted so that the gap is no more than a dimes thickness ( 1720::'mch) and
backed by solid wood or drywall with the joints staggered.
All penetrations in exteri~r walls must be sealed prior to the insulation inspection. This
includes holes in the top and bottom plates, slits and holes in electrical boxes, gaps
around neating ducts, and holes in the return air spaces.

The truss manuf~cturermust design all overframing, according to standards set by the
. truss plate institute, or structural calculations must be provided prior to the rough building
inspection.
Truss plans must be submitted and approved prior to framing the roof.
Truss plans including thetruss layout must be provided on site at the rough building
inspection. In addition to the truss plans, microlam calculations must be provided on site
at the rough building inspection for all microlams with point loads on them~
The property owner and applicant is responsible for compliance with COMM 21.125
(Erosion Control). Wheninstalling access drives, a minimum of2"-3" diameter stone is
required in add.ition to a minimum of 6" depth, 30'-50' length, and 14'-20' width. Erosion
control meas:ures must be maintained until the lawn is established.
