3. NOTE: Rear yard/transitional yard setback standards not met. Two parking stalls/impervious surface must be
removed to establish a 25' setback or a variance must be applied for. Revised submission shows
alteration/elimination of parking stalls and is now compliant.
4. CONDITION: Shared driveway easement must be recorded and a copy provided to the Department of
Community Development.
5. NOTE: Proposed driveway approach must be reconfigured to meet Section 25-104.1 (i)(2} requirements.
Per code, 30' is the maximum pennitted width of entrance and 40' is the maximum pennitted curb cut (i.e.
5' flares). Revised submission shows alteration and is now compliant.
6. NOTE: 80 parking spots are required for Phase I compliance. Only 79 will be provided ifi'when the two spots
are removed from the rear yard area currently in the setback. However, since a landscape island is being
provide along the south parking area, parking will be considered compliant.
7. CONDITION: Dumpster location is approved, however, material details not provided. All dumpsters on site
shall be entirely screened by a masonry or solid wooden fence, with gate, or a comparable screening at least
6' in height but not greater than 7'. Revised submission shows dumpster plan and is approved.
8. NOTE: Landscape plan needs to be re-submitted showing only Phase I plant list quantities and proposed
placement. Per Section 30-35 (H), 26 total trees and 122 total shrubs are required for Phase I development.
The southeast comer of lot (abutting 1750 W. 5th Avenue/Condos) will require dense evergreens to buffer
visual impact on neighboring properties. Revised submission shows alterations and is now compliant.
9. NOTE: Signage is not part of this review, as it is not supplied. No signage shall be installed until a signage
plan is supplied and approved by the Department of Community Development.
10. CONDITION: No mechanical equipment shown on submitted plans. All rooftop and ground level
mechanical equipment and utilities must be screened in accordance with Section 30-35 (1)(5).
