PLAN COMMISSION RECOMMENDATION: Both found to be consistent with Standards set forth in Section
30-11 (D) of the Zoning Ordinance; both approved w/conditions '
BE IT RESOLVED by the Common Council of the City of Oshkosh that conditional use
permits are hereby granted under Section 30-11 of the Oshkosh Zoning Ordinance for the
following properties, and that said permits are granted with conditions, if any, as noted for each
respective property.
A) BETWEEN 1817 & 1951 BOWEN ST. - Bruce Ratt, petitioner
A conditional use permit for construction of a self-serve car wash per the attached "Exhibit An,
with the following conditions:
1) A landscape plan specifically identifying a significant buffer along the north lot line,
be submitted to, and approved by, the Dept. of Community Development and said
approved landscaping be installed no later than May 31, 1997.
2) Any new entrance/exit driveways have a 30 ft. maximum width.
3) Any proposed signage satisfy the minimum sign standards of the Zoning Ordinance.
4) A lighting plan be submitted to, and approved by, the Dept. of Community
Development prior to permit issuance.

A conditional use permit for an industrial use in a C-2 General Commercial district for cabinet
making and construction of a 30' x 40' unheated garagEil/storage building, per the attached
"Exhibit Bf!, with the following conditions:
1) A landscape plan be submitted to, and approved by, the Dept. of Community
Development and said approved landscaping be installed no later than May 31,
1997.
2) The owner work with the Dept. of Public Works to resolve any surface water
drainage problems which may have been caysed by the filling of this lot or as a
result of the construction of the garage/storage building.
3) The proposed garage/storage building be limited to one story in height.
4) The proposed garage/storage building only be utilized in conjunction with the cabinet
making use.
5) The proposed garage/storage building have the visual appearance of a conventional
residential garage.
