Brief history review: Orders issued following tenant complaint August 1, 1995. A disconnect notice was issued by Electrical Inspector on September 1, 1995 for non-compliance with my order. A FINAL NOTICE was issued November 1, 1995 when a reinspection revealed some violations still uncorrected. The Final Notice, however did get the owner to correct Item #6a & #6b. A reinspection today revealed the above noted violations still uncorrected. . The tenant indicated owner had told her nothing more would be done in the dwelling. Items # 5a, #5b #6c & #7 were to have been corrected before November 1, 1995. Therefore this is FINAL NOTICE and a reinspection will be made on November 15, 1995 to assure the abovementioned violations have been corrected. Failure to comply before this reinspection date will result in citations being requested and court action pursued to get the violations corrected. In the event of damage to an electrical service, whether by storm, deterioration or vandalism; or a situation which creates a hazardous or unsafe condition for the occupants or building, the electrical service shall be replaced with a minimum of a 100 amp service. At the time of service change, the wiring in the dwelling units shall be brought up to at least the ~requirements of the Minimum Housing Code. 2. Failure to comply on or before September 15, 1995 will result in disconnection of the electrical service per Article 11-44 of the Oshkosh Municipal Code and/or issuance of citations for violations of the Oshkosh Municipal Code and Minimum Housing Code. - 3. Yards shall be maintained by the owner according to the provisions of Section 18-69A and 18-79.1B of the Oshkosh property Maintenance Code. 2 16-35A (6) No owner shall rent to any other person for occupancy or allow any person to occupy any dwelling unit or premises unless it is safe and clean and complies with all provisions of the Minimum Housing Code and Section 18-79.1 of the Property Maintenance Code. 3 16-37A (2) Every occupant ofa dwelling or dwelling unit shall maintain in a clean condition that part of the dwelling, dwelling unit and yard which he/she occupies or controls. t:1-I-CfS AJo CDmpl;q,nce 1 .. 4 16-34A (3)()\L @ The 30 amp electrical service in the dwelling is in a hazardous condition with overfused branch circuits and altered wiring. This 30 amp service is also not adequate for use in this dwelling and shall be replaced per the requirements of the Electrical . Inspector. O~ @ The majority of the electrical wall receptacles in the first floor area including the kitchen have been improperly replaced with three prong electrical receptacles which are not grounded. The countertops shall be replaced. - (d) All of the cracked, chipping and peeling paint in all of the habitable rooms, f/() especially the ceilings, shall be scraped, primed and painted. 7 16-35A (1) c All of the windows in the dwelling shall be repaired to a good working order and weatherstripped to keep out cold air during the winter months. All broken sash weight cords shall be replaced and any loose panes of glass repaired. 8(J/- 16-37A (5)b The yellow jacket wasp nests under the eaves of the dwelling shall be removed. - 9 18-79.1A }./ Pea) The exterior of the dwelling shows signs of deterioration and a lack of maintenance. The exterior siding, wood trim, soffit and fascia shall be scraped primed jJ(. and painted. . . (b) The roofing on the garage appears to be deteriorated allowing rainwater to enter and cause damage to the interior. The garage roofing shall be replaced. lIP (c) The roofing on the main dwelling is beginning to deteriorate and will require replacement in the next few years.
