All habitable rooms must be provided with 8% light and 3.5% ventilation. 'Bedrooms
located on the second floor or below ground level must be provided with egress windows
. in .addition to the. light arid ventilation requirements. Basement windows are also required
to have window well areas in accordance with COMM 21.03.
Garage spaces shall be separ~tecl from the dwelling unit in accordance with COMM
21.08. The door and frame assembly between the dwelling unit and an attached garage
shall be labeled by an independent testing agency as having a minimum fire-resistive
rating of20 minutes. All drywall joints are required to be taped/sealed unless the
joints are fitted so that the gap is no more than a dimes thickness ( 1I20-inch) and
backed by solid wood or drywall with the joints staggered.

includes holes in the top and bottom plates, slits and holes in electrical boxes, gaps
, aroUnd heating ducts, and holes in the return air spaces. '
4. Smoke detectors are required on every floor and within 6' of all bedrooms. The smoke
detectors are required to be haidwired and interconnected with battery back-up.
Hydromassage tubs are required to have an access panel to the motor. The access panel
must be accessible without removing the finish of the house.
The truss manufacturer must design all overframing, according to standards set by the
trussplate institute, or structural calculations mustbe provided prior to the rough building
inspection.
Truss plans must be submitted and approved prior to framing the roof.
Truss plans including the truss layout must be provided on site at the rough building
inspection. In addition to the truss plans, microlam calculations mustbe provided on site
at therough building inspection for all micro lams witl1point loads onthem.

The property owner andappiicaiitis responsible for compliance with CO:MM21.125
(Erosion Control).Wh.en installing access drives, amlnimum of2;'-3" diameter stone is
required in addition to a minimum of 6" depth, 30'-50'length, and 14'-20' width. Erosion
cdntrolmeasures must be maintained until the lawn is established.
All storm sewer inlets .mustbeprotected with approved erosion controldevices. Tracking
(i.e. sediment) must be removed from the street at the end of each workday. . Repair any.
siltation or erosion damage to adjoining surfaces and diainageways resultirigfrom land
development or disturblrigactivities.
The building placard must be posted on site at all times. Once the rough framing is up
the placard must be posted on the patio door or on a kiichen window. Inheplacaid is not
present at any inspection, stop work orders will be posted.. Additional placards can be
obtained"throughour depai6:nent if the cards are misplaced.

on the inspection the mechanicals are not roughed in, the inspection will fail and a $100
re-inspection fee will be charged.
. 14. Attached is a copy of the final inspection checklist. At the final inspection all items on
this list mustlJe9()mpleted to avoid the $100 re:'inspection fee per inspection. .
15. Appliances such as tHe stove, refrigerator, washer, and dryer are notto be setin place due
to theelectricalinsp~ctor needing to look at the power serving the appliances:
16. A 6' stepladder must be on site at the final inspection to,provide access to the attic.
17. When r,equestingfinal inspeCtions pleasenote that a minimum of2 days notice is needed
from the time the. inspection is ready. At the fmal inspection no furniture or personal
belongings are allowed inthedwelling:'If occupancy is requiredpriorio' the completion
ofthe h()Us~the applicant/owner is required to submit an application for a Temporary
Occupancy Permit along wIth the required fees. A Temporary Occupancy may be
approved provided that all health and safety issues are complete and approved.
18. The building placard must remain on the patio door.or on a kitchen window until
occupancy is approved. Occupancy is not allowed prior to the placard having all ofthe
final in~pection approved stickers on the backside. If occupancy occurs prior to the
. inspections being approved daily citations will be issued with no further notice being
gIven.
